In 1973, Mr. Grossman founded Technihouse Inspections, Inc. on the premise that the interests of buyers and REALTORS® could be served best with a clear understanding of the exact condition of a building on the market. The company’s mission is to provide prospective buyers with necessary information about a structure so they can make a decision with the confidence and peace of mind that it’s the right one. Technihouse inspectors objectively, thoroughly and accurately inspect all major building components – the electrical, plumbing and heating system, the roof, insulation, windows, overall structural integrity, and numerous other systems and components. Buyers are encouraged to accompany Technihouse inspectors on the job and reap the benefits of a thorough explanation of any findings. During the inspection, inspectors note items which need repair and explain practical alternatives with cost-saving recommendations. Clients also receive a detailed report prepared during the inspection. The report often exceeds 20 pages. "[Member Name Removed], I happened to see the review you left on Angie's List regarding your inspection. I'm sorry that you feel the way you did, but let me refresh your memory. On page 11 of your report regarding the electrical, I have noted many problems with the electrical regarding frayed service conductor, defective GFCI's, improperly wired three-way switches, some circuits not protected by breakers, double-tapping that needed to be eliminated, short in the den/kitchen circuit, improperly wired (ungrounded) receptacles, improperly wired fixtures and that you should also have a licensed electrician inspect the wiring throughout and then correct. As for your statement regarding the unplumbed and unwired fridge (see page 14 of your report ) it states that we do not inspect any appliances, which you were told and even initialed after you read that. Also note in your report on page 12 (The heating and air conditioning section, which you also initialed) that the air conditioning system could not be turned on or inspected due to the fact your inspection was performed in November and it was too cold to turn it on without running the risk of permanently damaging the condenser. In fact, there was a "Caution" sticker placed at the time of your inspection that stated "Do Not Turn Air Conditioner On When Outside Temperature is 65 Degrees or Below." If you had issues with the seller, I hope you took your issues up with the "flipper" that sold you a disastrous money pit" and try to remedy your situation with the person to whom you are truly angry with, and not take it out on me."

the inspection itself. His office staff is friendly and very helpful in getting
the inspection set up. Lon is the premier inspector I have ever worked with. He
knows about the different components of the house, i.e. insulation, electrical,
HVAC, water piping, drainage piping, exterior types and finishes, trim, wall
structure, windows, roofing systems, flooring, foundations, sump pumps, doors,
garage doors and openers, water fixtures, lighting fixtures to cracks in
concrete house floors. These are things he checked when he looked at our new
home purchase in Belleville. He provides his comprehensive report upon
completion of the inspection. He also provides "How To" articles that
pertain to items he found around the house and how to fix them. His service is
more expensive, but his extensive experience and knowledge is way more valuable
than what his fees are. He also is very likable and commits to keeping us in
the loop with him with getting issues resolved into the future, after the
inspection day is over.

Lon is amazing and wonderful. I had a sales contract in place for another home and Lon found black mold in the basement - his inspection report allowed me to withdraw from the sales contract without penalty (after I discovered it would cost around $30,000 to remediate the mold issues.) I was heartbroken after losing the "home of my dreams" but Lon was kind and professional and gently guided me down the right path reassuring me that the right house was out there waiting for me.
Well, a couple of months later I found an even better home and Lon inspected it thoroughly The seller's realtor snidely referred to Lon, when she saw him, as a "deal breaker." I think his reputation among realtors is likely feared because he is so thorough and so honest about his findings. He really knows his business. He discovered a leak in the upstairs bathtub drain by knowing exactly how long to run the water in the sinks and tubs and what to look for. That was really the only serious issue he found on my home and the sellers paid to repair the leaky pipe (and replace the drywall and repaint) before I moved in.
I still refer to all of the tags Lon left me noting the shut off locations for the hot water heater, pipes going to the outside hoses, furnace humidifier, etc. He really cares about his clients living in a safe and healthy home. I have heard of listing real estate agents complaining about his reputation as a "deal breaker" but then hiring Lon themselves for their own family members.
He arrived early and was already up on the roof when we arrived for the inspection appointment! He gave me a very thorough written report documented with a slew of photos. The best thing is that, as a single woman who is a first time homebuyer, he really took the time to show me things and to teach me a lot about my new home as the inspection went along.
I have twice referred Lon to co-workers who have likewise been very happy with his expertise. He really is at the top of his proferssion!
Great, much better then what I thought. Everybody around me thought buying condo does not need Inspections, but now they said it was great that I hired Mr. Grossman. My family and I know he is the best.
We went through with the purchase of the home, and there were a few things that I think could have been on the inspection report. There were a couple cracked windows and poorly functioning bathroom vents (take a piece of toilet paper and see if it's able to hold it up while on). Overall, pretty minor things but would have liked to have compensated for those things in the sale price to extract full value from the inspection.
Overall, I would feel confident using him again knowing that he'll catch pretty much any single defect over $1000 in repair value.
Lon provides excellent service and very detailed reporting along with explanations of the property’s condition.
Lon is very thorough when inspecting the home and walks with you during the entire inspection so you see what he finds and you can understand the impact related to those findings, both good and bad.
