Description of Work: We found Patrick Lyons to be an extremely thorough home inspector. He performed a very accurate evaluation of the value of the property. He was also an important support with the real estate transaction regarding not only the value of the property, but also the specific workmanship in the home. He took several hours to complete the inspection He also spent a considerable amount of time answering questions after we received the report. He did a home inspection and also a radon test.

Response from The Buyer's Inspector LLC
Dear Mr. [Member name] and Angie's List Community- I received a phone call from Mr. [Member name] the week of May 8th, 2016. He said he had found me with an internet search and had seen me on Angie's List. He asked my fee for inspecting a home he was hoping to purchase in Novi, Michigan that was 3200 square feet, built in 1992. He said it was occupied, had a 3-car attached Garage and an unfinished Basement. He agreed to meet me at the property on May 15, 2016 at 10:00am and accompany me for 5+ hours on the inspection. We agreed on a price of $ 700, which included several short, non-conclusive radon tests with electronic radon monitors, just during the home inspection. Early on the morning of Sunday, May 15, 2016, I emailed him all the online files I could find on the property. I arrived at the home, immediately set 3 Sun Nuclear Continuous Radon Monitors in the Basement, and began inspecting the home with Mr. [Member name] accompanying me. Mr. [Member name] signed a contract with me agreeing to the fee we had discussed on the phone. The fee on the contract was written in as "$700 (Includes 3 short non-conclusive radon tests during)". Mr. [Member name] did not mark the section regarding additional inspections where I offered a 2, 3 or 4 day radon test for $ 200, or a WDO inspection for $ 100. (My contract excludes mold and I do not offer mold services) At every step of the inspection, I showed Mr. [Member name] my inspection findings. I entered and inspected the attics, inspected all the appliances, plumbing, access hatches, Furnace, water heater, structure, etc. I walked the roof, inspecting its construction, age, etc. I did the most thorough inspection possible. We looked at every part of the home and I explained all the equipment, potential repairs, safety recommendations, etc. Mr. [Member name] took about 5 pages of notes, on a clipboard I had provided. I took over 250 photos, which I gave to him, at the end of the inspection, on a 8GB thumb drive. After 6 + hours, at the end of the inspection, Mr. [Member name] paid me $ 700 by check. I showed him the readings on the 3 radon machines and photographed the readings off the machines for his report. I told him I had seen no wood destroying organisms (WDO) and explained that a full WDO inspection takes an additional 30 minutes+. I gave him a copy of the contract, which I marked paid, with the details of the $ 700 check he had given me. The contract clearly shows that he did not request or pay for a 2 to 4 day radon test or a full WDO inspection and report. The following day I emailed him a very detailed 16-page report, which contained; a. A list of Major Concerns, b. Lengthy captions of all 250+ photos, c. Room by room and item by item inspection notes, d. Comments and recommendations, e. Safety update recommendations, f. A list of the upgrades that were above average for homes in the area, g. Etc. Monday evening I received the following email from Mr. [Member name]: "Patrcik, Per your communication and confirmation below previously, you supposed to do termite and visual mold inspection with included cost of $700. However, on the day of the inspection you showed us additional cost of $100.00 for termite inspection. In the final report you mentioned that you did not perform mold and termite inspection. It greatly disappointed us. I found other contractors in angies list before who included this inspection with cost lower than you with inclusion of termite test. However, i trusted your confidence in professionalism but did not get those services. [Member name]" Early the next morning I responded by email; "Mr. [Member name]- During the home inspection we saw no problems with either WDO or mold. None. Not a single concern. I do not think you should spend extra money on either matter. I am sorry you are disappointed. However, my communications were very clear. What you found other inspectors doing for other prices does to govern our contract. Note that I spent all day inspecting and another half day writing your report. The other inspection companies would not have given you this level of detail, or this time commitment. Patrick" Mr. [Member name] responded "Thanks for the clarification." I have received no communications from Mr. [Member name] since mid-May 2016. His complaint is dated 8/27/2016. I believe the heart of the matter is that he does not understand the various levels of service and expertise available in the home inspection industry. Yes, he could have found an inspection firm with mediocre to poor ratings (or no ratings at all) that would send out an uncertified inspector for $ 350, who typically would take 2 to 3 hours to inspect the home, showing him nothing or very little. Typically that inspector misses between $ 3,000 and $ 50,000 in inspection concerns/repairs. He instead, wisely chose me, a Michigan licensed Residential Builder with 40+ years experience working on homes, who is also an ASHI-certified Master inspector with 30+ years experience as an home inspector. Had Mr. [Member name] requested me to to return to the home, to meet him there and do any further inspections, I would have gladly done so, at no extra charge. As my Angie's List reviews show, I have consistently very happy clients. If Mr. [Member name] requests it, I will meet him at the home within 24 hours and do any further inspections. I also offer to refund to him any part of my fee. Please do call, text or email anytime. Patrick is simply the best inspector out there. He took 5 hours on the first house and 6 on the second, carefully inspecting everything and teaching me as he went along. As a first time homebuyer, I found his knowledge invaluable, not just about what to look for, but even how to run a house (e.g., he showed me how to change the filter for my water softener). He was friendly through the entire process. The reports I received for both houses were extremely detailed, providing a great "big picture" analysis of problems (including pictures), but also the minor things anyone would want to know. I have lived in my home for about a month now and NOTHING has surprised me (including comments from contractors and other serviceman) thanks to Patrick. I cannot recommend his services enough!

Patrick Lyons does an extremely thorough home inspection and has an amazing eye, nose and ear for catching details. We wanted somebody that would take whatever time was needed to give us complete inspection and he did. Several inspectors talked about doing the place in under 4 hours, and there is no way they would've caught as many of the items. He made it very easy for us to consider which items the seller should resolve and which ones should be apart of our new "to do" list. Just a few points I appreciated:- he climbed the roof and really inspected its condition- he went into the attic and looked at insulation, venting, wiring, etc.- he dove into the crawl spaces to make sure all was well- he critiqued the building materials and techniques- he gave his opinion on quality materials used in construction vs low-end - he caught a CRITICAL flaw in the furnace venting that I feel most wouldn't have noticed- he used a electronic radon tester, not the cheap chemicals. This is our second home. The first time, the inspector we hired was no where nearly as effective. If you're making a huge investment in a property, don't go cheap on the inspection! His advise on home-improvements for maintainability, safety and resale are worth it.

He was supposed to show up at 11:00, but he called 20 minutes early to say that he was already there and asked if he could get started. He had all of the necessary equipment and did a very thorough job, spending even more time than was expected of him in inspecting the house. Even though her spent so much time on this house, he only charged me for the hours that I asked from him. The report he put together was detailed. Everything he did was superb.

I was flying into the Detroit area and needed a Time of Sale inspection completed upon short notice. Patrick Lyons provided detailed information on the procedures, fees and requirements up-front. The inspection was completed on a Sunday afternoon to accomodate my schedule. Results of water tests were filed and reported in a timely manner. Communication by phone and email was ongoing throughout the process. I was most impressed with the professionalism of Patrick Lyons and care given to accomodate the client's needs.

absolutely excellent!! Pat arrived on time with all the appropriate equipment, he was very thorough in his inspection and stuck to his original estimated cost. he explained everything to me and answered all my questions. he also gave me a printed electronic copy of my inspection report and emailed it to me. he even followed up after the inspection on some unresolved well and septic issues. knew the neighborhood and other intricacies that only an experienced inspector would know.
Description of Work: did a very thorough home inspection of a 2400 sqft home that had many upgrades and special features, all did testing for radon and reviewed county well and septic reports.

patrick arrived on time with all the appropriate equipment, he performed a thorough home inspection and pest inspection, focusing on areas that could be safety concerns (fire hazards, window escapes etc). also did a radon test and when he returned to pick up the radon meter he capped an unsafe gas line for no extra charge. very friendly and experienced home inspector who really treated me like i was a family member buying a home.

Patrick quoted ?more than five hours? for the inspection, and it was. We have had occasion to move often and Patrick?s was the most thorough inspection we have ever had. He has a builder?s background and is very knowledgeable. He claims to be independent, and I believe he is. He worked in our interest, pointing out and explaining much ? the good as well as the bad. When we sat down later to review the report, we felt we had the proper information to confidently proceed with the house buying process.

I was buying a foreclosed house, so the home inspection was my only opportunity to get information about the house. Patrick arrived promptly at 8:00 a.m. and spent seven hours with me at the house, literally crawling it from the rooftop to the floor of the basement. He pointed out several things I had missed in my own review of the property -- such as hairline cracks in the foundation on two walls, lack of tempered glass in some of the doors and windows, the garage door automatic operator being unsafe, mouse walking trails in the attic, etc -- as well as seven pages of additional details. Not only did Patrick make a point of educating me about why problems were problems, he also taught me how to change the furnace filter, shut off the water, cycle the electric breakers, and much more. Though seven hours may seem excessive, at the end of our day I knew much more about the property than I did at the start. I really appreciated his thoroughness.
