We could not have been happier with our
experience with Ken Lussenden contracting. We hired Ken to scrape and paint the
exterior trim of our 150 yr. old farmhouse. It was very detailed trim at one
time very beautiful trim but after years of neglect it was in bad shape and
certainly not appealing to the eye. Our instructions to Ken were to scrape just
enough so that the new paint would adhere; this was because scrapping to the
point of restoration would be too costly. Not only was the crew extremely
friendly and courteous the job they did literally blew us away!! I kid you not
when they were done we could not believe our eyes. It was like going back in
time the trim was as beautiful as if it were just installed brand new. I
literally had to call family & friends to tell them about the
transformation. The crew recommended a certain kind of paint to use they said
it was more expensive but it would be worth it in the end. All in all our
experience with Ken Lussenden Contracting could not have been better. The job
you did was GREATLY appreciated.

We could not have been more pleased with the whole process. Our painting crew, headed by Alberto, were professional, efficient and pleasant. Alberto communicated well about when they would start and leave each day, and how the work was coming. They were very careful and meticulous. Our painted rooms look like new! We would recommend this company to friends.

Ken Lussenden and his team are professional in every way, responsive to inquiries and questions, in regular communication, and, especially important, providing excellent work, in my case, exterior house painting and minor repairs.   The crew members, all of them very nice and polite, began within the time frame that was given, worked steadily every day on a regular schedule, took care about plantings and other property, and cleaned up well at the end of the day.  Ken and Jamie, who was the crew leader for my project, were very thoughtful about prioritizing what work needed to be done:  work needing immediate attention to maintain structural integrity and prevent further decline, versus work that could wait another year or was more cosmetic.  They did so with my input and also keeping in mind the overall budget.  The work that was completed was done at a reasonable price, particularly given its high quality:  the painting looks very good and, having observed the meticulous prep work that was done for all the surfaces, I have confidence it will last a long time.  This was my first time working with Ken and I plan to use his services again.

The quality of the work was top notch, and I was extremely happy with that aspect because I am confident that the work done was at a high quality. We had some scheduling issues because our repairs needed to done by a specific date, and despite days missed due to rain, they made sure that everything was done when we needed it to be. I would highly recommend Ken Lussenden to anyone and if we weren't moving out of the area, I would use them again.

They did the work reasonably quickly and were careful. kept us informed and asked appropriate questions. Work was done by 2 men in 4.5 days.

We have used Ken Lussenden Contracting for 30 years in maintaining and improving our 100 year old house in Ann Arbor Hills. The house is an English Tudor style house that is nearly historical, so we wanted to maintain its character while modernizing when necessary.
The house has a great deal of stucco, inside and out, and Lussenden's crew, especially Alberto, can match new repairs to old stucco such that one cannot tell that there has been a repair. We have had carpentry done and found that  Larry the carpenter has an uncanny eye for precision wordwork. Larry built a set of storm windows for a solarium that precisely match the style of the house.
We've had the hardwood floors sanded and refinished, and the Lussenden crew takes as little off the flooring as they can, in contrast to other floor grinding companies that ruin floors by using too coarse a grit or leaving dips in the flooring.
Randy, years ago, built a clever kitchen exhaust ventilation system that is entirely concealed, yet is powerful and quiet.
Almost every year we had Lussenden contracting do some periodic maintenance, such as siding shingle replacement, fence repair and painting. Jamie was our latest crew chief, and he and TJ and the others were fast workers, while still maintaining the quality we have seen for so many years.
Ken Lussenden emphasizes keeping up with regular maintenance, and he looks out for his clients, especially with regard to bringing projects in on time.

They were punctual and did a very good job overall.  Cleaned up everyday and did what I asked to them.   House looks much better now.  They require payment  by the hour and so it's hard to know exactly how much it will end up costing.  Ended up being several hundred more than I had anticipated but I did ask them to do substantially more than we had originally agreed on.

We had the floors refinished by another contractor and were deeply disappointed.  Ken's crew did an excellent job!  Took off the shoe molding, etc. Used trim sander in the tight areas and belt sander in larger areas.  Worked with us to get just the right custom color of stain.  Did excellent job!  Can not say enough good things about them!

Asked for them to come earlier in the summer again, but they scheduled us for late in the season when it gets cold - below
50 degrees.  They missed some trim that needed painting, and when I called it to their attention they came back and
did it.  They tend to stretch out the jobs for maintenance over each summer instead of just doing it all at once.
Excellent workmanship on what they do but costly.

My wife and I were extremely pleased with the work from start to finish. Before starting the job, Ken and his crew chief Jamie came over to inspect the house and recommend priority tasks that would ensure I would get the greatest benefit for my available budget. For example, they concluded that the paint, caulk and trim around windows and doors on two sides of our home remained in excellent condition. They assured me that after power washing the entire house, only two sides would need to be painted this year. Other than touching up a few small spots, painting of the other two sides should be delayed for another two or three years. As a result, I was able to devote more of my available budget on more important tasks, e.g., repair of weathered trim boards around windows and doors, as well as repair of hardwood floors inside our home later in the fall or early winter. Ken's recommendations were very helpful and allowed us to get the biggest bang for our buck on this particular project. The work was done by a capable, experienced three-man crew. They did a very professional job and all the work was completed in a timely manner and at a fair price. The guys were always punctual: they started work every day at 8am. If there was a high probability of rain in the forecast, I received a phone call before 8am confirming work would be delayed until the following day. This helped me plan my own schedule. The crew chief and crew were always organized and ready to go when they arrived for work. They worked diligently throughout the day and took pride in their work. The crew was conscientious, courteous and friendly as well as skilled. As I said, we were very pleased with the completed project. We plan to have Ken Lussenden Contracting Inc. return next spring to once again inspect the condition of our house and to identify priority tasks which they can undertake in 2015 under the constraints of our available budget.

Everything went according to schedule. Our floors really needed some help, and they now look great. The crew had to get creative with moving furniture, but that went well, also.

The job itself seemed simple enough at first but as is the case with any remodel, we went over budget pretty quickly!  My only complaint is that I had to wait > 6 months from the time of my first inquiry about the job to the time the project actually started.  I guess teh remodel industry is busy at this point in time.
Randy was the lead contractor on the job and was very professional and courteous.  We trusted him from the start.  He did an outstanding job with the bathroom, it's stunning!  Everyone that comes in to see it can't believe the transformation. 
Randy pays alot of attention to detail which I appreciated. 
The entire experience was well worth it, I'd recommend them to anyone in the future.

Ken is extremely knowledgeable about restorative work as well as general contracting. He and his staff are easy to work with and never exceeded budget agreed upon. I have already contracted with them for the next jobs (basement cleaning and restoration this month, as well as an outdoor Gazebo restoration in the spring.)

His guys were great, they did a really nice job and came to my rescue quickly when I ran into a problem getting the paper off the walls in my daughter's bedroom. Ken really helped me out by fitting me in for this work. It was spring break and we had planned to re-do her room, so if he hadn't fit us in, it would have really put us behind. The paper was put directly on the untreated drywall, so it was a mess coming off and they had to skim coat parts of the walls to fix the gouges I had made trying to get it off. The work was pricey, but it was done T&M at last minute, so I expected it to be expensive.

We contracted with Ken Lussenden to paint part of the exterior of our home, repairing and replacing wood as necessary.  The work was scheduled and done punctually and as promised.  Jamie (our crew leader) does a fine job and is very responsive to our requests and comments.  For example, a couple of our downspouts needed to be reworked, to take the water further away from the perimeter of our house.  Jamie did this for us and the water flow away from our foundation is much better.  We periodically contact Lussenden to take care of painting and carpentry needs, often to attend to something less than the job of painting our entire house.  This approach has worked very well and permits us to keep our home in good shape, rather than waiting until the entire exterior needs painting.  We are very satisfied and will use Ken Lussenden again when the need arises.

The 3 workers, led by Jamie, did an excellent job. They were professional and efficient and did many small jobs that were not in the original estimate, but the final cost was below the estimate.

Quality was very good and they were very careful. Under estimated the cost so we had to stop the project before the house was finished.

Working with the Lussenden crew always goes very well.  The team is closely managed and does consistent work.  They are very pleasant and they are as tidy as possible.  They are careful but don't take too very long to get the job done.

Very well! Jamie Schmidt who actually did the painting, was very patient as we went through what turned out to be an arduous process of selecting the "right color". We are pleased and ready for the next step in our move.
