Danielle works for a discount real estate company. Essentially, you list your home for $499, and only pay commission to a buyer's agent. This saves thousands of dollars because you're not paying 7% commission -- you're paying half of that. She does everything a standard agent does, except she doesn't set up the showings -- you actually set up the showings directly with buyer agents. And if you want feedback, you get it directly from the buyer's agent.
For the price, Danielle can't be beat. I've used full-service realtors before who weren't as responsive as Danielle. She knows what she's doing and she's lovely and professional.
Danielle obviously doesn't make any money for the $499, but she will make money when you use her as a buyer's agent for your next house.
I was very surprised at the level of service I received for the money. I always got a response from Danielle the same day. She would work late and answer my emails late at night, if necessary.
Also, for our area, houses are appraising quite low. Even if a full-service agent could have gotten us more money for our house, the real hurdle is the appraisal. You can only get what your house appraises for, unless you have an all-cash buyer, which ain't gonna happen. Using a discount agent allowed us to not have to jack up our house price to mitigate the high commission.
