I have been appraising properties in Maine and New Hampshire since 1998. I am Certified and FHA approved as well. The primary counties I cover are: Cumberland, York, Oxford and Androscoggin but i do cover the entire state of Maine. I specialize in unique complex properties that are hard to access like island properties, mountain side, extremely rural and seasonal properties.

Property Appraiser questions, answered by experts

They provide objective, third-party valuation, guiding fair sales or purchase prices.

Ensure the property is clean, provide access to all areas, and supply relevant documents, such as recent upgrades or tax records.

If installing board and batten fixes an issue with the home, it could increase the value, but it isn’t commonly installed for that purpose. Board and batten is an aesthetic choice and, like most aesthetic choices, will do little to raise your home’s value. That being said, certain design elements can help attract more buyers, even if your home’s price won’t see a noticeable bump.

Yes, home appraisers look at your windows when appraising your property to determine the market value of your home. They’ll factor in the type of windows, quality, condition, whether or not there are screens covering the windows, frame materials, size, insulation, and more to come up with an unbiased property assessment.

Installing a flagpole can improve your home’s curb appeal, so it will often have a modest positive impact on your property value. You’ll see a much larger bump in property value if you install a custom wooden flagpole than you would if you install a standard aluminum pole. Adding lighting to your flagpole will also have a positive impact on home value, as will trimming trees away from the new lawn addition.
