Ron had worked on a previous project and it went well although he started and stopped several times. He was working several projects at once. I had scheduled Ron in advance to pressure wash and paint the front porch. I added on replacing an exhaust fan and replacing the door to my tenants apartment. This required enlarging the opening of the door and installing a steel door as per Portland fire code. Ron was supposed to paint the railings on the porch before the tenants moved out and complete the deck of the porch after the new tenants moved in. I gave Ron the paint can which indicated what paint I wanted to use. I ordered the door, exhaust fan and lock. and Ron went with me to pick it He had the door a good week before it was to be installed and looked at it . He mentioned he would need wood framing as the door did not come with it. This lead me to believe he had looked at the door to make sure it swung properly, etc. He came by and enlarged the door opening and removed the door the day the old tenants moved out so it would be easier for them to move out their large items. Ron installed the exhaust fan. The day before the new tenants were to move in, Ron installed the door. It had a big dent across the front . Ron called and left a message saying he installed it temporarily and for me to call him. When I called him he was ugly, told me my new tenants got in his way and he wasn't taking the blame for installing the dented door and this was all my fault, I was a poor manager. He then showed up to remove the door , just when the tenants had a moving van moving in their things. He said it would just take a few minutes to remove the door. My tenant came to me and said Ron was being nasty and wanted everyone to stop so he could remove the door. I begged Ron to stop and come back Monday to deal with it. He was awful , I was afraid I was going to have to call the police and have him removed from the property. He made everyone wait, removed the door and went to Lowe's to exchange it. He then sat in his truck for hours glowering at everyone, and then installed the door. He left a note saying he would be back Monday to finish. On Monday he called me at work screaming that the tenants had to leave, and he could not complete the work on the door. At that time I told him he was relieved on his duties on that project, and I would just pay him for what he did. I went back to Lowes, where he returned the door, the manager said the way the door was dented looked like the contractor dented it. Ron and I had a contract for the painting the porch job and I had already given him a deposit for it. We discussed him finishing that job. Ron took weeks to finish it, never showing up early in the day and generally working @ 2 hours a day. On the final coat of the deck and steps( which were exposed to the elements) I had asked Ron to put sand in the last coast of paint. He didn't want to do that. After he competed the job( which looked great but shiny). I asked for the can of paint, he used high gloss paint, I had given him a paint with satin finish. The high gloss paint has a warning: This product is NOT recommended for surfaces that will become wet, as it will be slippery, adding sand to the final coat is recommended .I called showed Ron the warning on the paint can, and got no response. He was working on my neighbors steps at the time. He never responded to me regarding this issue. Ron does great work, but he does not have an even temperament or work with professionalism. I would stay away from him. He becomes very scary, when things do not go his way.
