Beacon Appraisal Company did a thorough job on the actual appraisal. What they failed at was how they arrived at the final product. The original fee due for my appraisal was $575. The final bill was $950. That is an increase of $375 or 65%. I had to pay 65% more for poor management decisions that occurred in the appraisal process. Here is what happened: July 30th - Offer accepted for home purchase & application made with mortgage lending company August 9th - Appraisal ordered (Anticipated closing date of Aug 31st) August 10th - Beacon Appraisal Company received the order August 16th - 1st appraisal attempt; partial appraisal done, but appraisor unable to gain full access to property August 20th - 2nd appraisal attempt to finish (gained access); Appraiser unable to complete process again because water was not turned on August 26th - I was made aware that the water was not on and the appraisal could not be completed; I immediately contacted Portland Water District to activate water under my name. Appointment made for change over on August 30th. August 30th - At 10:30am my realtor met with PWD to turn water on to property. My realtor & I planned to meet at 3:00 pm to turn on the water in the house and assess for leaks; until then, main water valve remained off. In the meantime, appraiser returned unannounced at 11:30am for attempt to complete appraisal & check water. Because water is still off, appraisal fails completion for 3rd time. August 31st - 4th and final appraisal attempt successfully completed (closing delayed) This is how they charged me for one complete appraisal $950 Appraisal $575 Each additional visit $125
Description of Work: Beacon Appraisal Company was contracted by my morgage company to provide one appraisal for a proprety that I was trying to buy.
