The work was completed in two days. The only major problem was the start date, which was postponed a couple of times apparently because of problems encountered on other jobs. However, once the work commenced, it went quickly and without incident. The asphalt shingles were exactly what I ordered. They were manufactured by IKO. The ice and water shield was high quality and installed per the contract. The underlayment was manufactured by IKO and consisted of a new material used in place of the old felt roofing as recommended by the manufacturer. I was impressed that the contractor used ringed roofing nails with polymer gaskets to prevent leaks. Some contractors use staples or old galvanized roofing nails. The shingles were installed evenly as facilitated by markings on the underlayment. The contractor replaced the plumbing vent boots with boots colored to match the shingles and replaced two bathroom air vents with new vents also colored to match the shingles. I am pleased with the look of the roof and it has survived two heavy rains and strong winds without damage or leaks. The workmanship appears excellent. This contractor appeared to be very busy and was difficult to reach by phone before the job began. However, he was available to answer questions and resolve issues once the job was underway. Do stick to the contract provisions and have payment available at the times the contract specifies. If a deviation from the contract is warranted, get the change in writing.
Description of Work: I contracted with Mount Desert Construction to remove the asphalt shingles on the roof of my house and install new architectural asphalt shingles, new drip edge, water/ice shield to six feet, underlayment, plumbing vent boots and a new ridge vent. I also contracted to have the rain gutters replaced. The roofing cost was about $5,600 and the gutters about $800. This roofing cost was the lowest of the estimates I obtained. The contract called for payment to be made in full upon completion of the jobs. The work is guaranteed by the contractor for one year. The shingles are guaranteed by the manufacturer for 15 years with few conditions and an additional limited lifetime warranty. There were no known problems with my old roof other than it being twenty-five years old with 25-year shingles. Therefore, I was in no hurry to have the job done. If an existing roof has problems demanding prompt attention, I would recommend having firm start and completion dates written into the contract. Maine contractors can get very busy during summer and fall because many jobs must be completed before winter.
