No disclosure of Mold in the basement of a rental property after it had been discovered and treated, Poor response time on issue such as rodents, leaks in the ceiling, safety issues. Difficult to get in contact with the property owner and rental company. I would not recommend this management company to anyone who is looking for a safe house to live in.

Upon move-in day. The rental was not cleaned, evidence of a water leak was present, and in fact the second floor bathroom toilet had been leaking for some time to the degree that toilet water was leaking through the ceiling and onto the kitchen counters. Additionally, evidence of evasive mold was present, as well as: 1. Broken glass was visible at the garage door transom window. 2. Entry Door side light broken glass cleaned, but glass shards are still present. This is a life safety issue that continues to not be addressed by the Landlord. 3. Guardrail at the side access door porch is not present. This is a life safety issue that continues to not be addressed by the Landlord. 4. Powder Room Sink drain not functioning. 5. Master Bath (Sink #2) does not hold water. Drain mechanism does not work. 6. No Mailbox is present at the address to receive mail. 7. Handrail to lower level not secure. 8. Many coats of paint were applied to water damaged wood trim at kitchen. 9. Gypsum Board ceiling at water soiling location is evident. The ceiling is wet and cold which provides evidence of continual water infiltration. 13. Gypsum Board adjacent to patch at kitchen ceiling is discolored a brownish hue due to water intrusion. 14. Exterior Vinyl Siding at Kitchen window shows evidence of failure. Further analysis shows the exterior sheathing (plywood) is completely saturated and visible signs of mold growth is evident. A mold testing agency was hired to provide a report which included air samplings of the kitchen and lower level bedroom, moisture readings of all building materials at areas in question, and mold swab samples at the lower level bedroom window/blind area and Radon pipe locations. The report came back positive for mold spores and classified as "unsuitable for habitation." Apex Rentals failed and continues to fail the terms of the lease agreement. A lawsuit has been filed and is underway to recover monies spent to date. Apex Rentals (Chris Kelley's) unprofessionalism and lack of respect is evident in her actions and lack of communications. Instead of remedying the situation, she has turned her back on "doing the right thing." Renter beware! Don't lose your money to this individual (Apex Rentals).
