We just bought our house and this was our first experience with a Septic system. The home inspection had revealed that we would need a new drainage ditch and that the tank was missing a baffle and that the tank, although it was not leaking was old (37 years old is what they told us). The first company said (via phone call, not even after an inspection) that there was no way out of this work and repairs would range between $5400 to $7400...making us almost consider backing out of the contract, so I decided to get a second opinion. Kenny was extremely knowledgeable. He questioned if we had sewage seeping out of the ground, if they pumped the tank out and inspected for groundwater leaks or if the inspection company even dug the tank out at all - answer to were No. They has only probed the ground and inspected though easily accessible locations. Kenny eased our minds by explaining that form of testing was not reliable, so we made an plan for him to come out after closing, inspect the tank and give us his opinion.
This he did yesterday. They pumped the tank, cleaned it and dug it out for a inspection of the tank and to confirm if the drainage fields were failing or not. His end result (a) the baffle was NOT missing, (b) he say no issues with the drainage field and (c) he believes the tank was installed in the 90's based on some design specifics for the manufacturer. The only thing he suggested is that we have the larger manhole installed when he comes back in 3 years, besides that, he said the system looked great!
Just to be clear- Kenny stood to obtain a huge amount of work based on what his conclusion was. We were fairly uneducated in the world of septic systems and were prepared to install a new baffle at best case and new septic and even a drain field at worst case (that's about $15k+). He's very honest and knowledgeable and will provide options that are in his customers best interest instead of his best profit. He won't sell you work that isn't needed and he's extremely competitive when it comes to pricing. I am so pleased and he was such a nice guy work with that I'm bummed he only does septic work! :) He's such a honest guy and I can't recommend him more.
