A CLOSER LOOK HOME INSPECTION

As a first home buyer, I counted on Buddy to inspect the house and let me know of any major issues that were visible so that I could make a good decision about buying and/or negotiate any major problems into the asking price. The inspection report from Buddy indicated that the roof was 8-10 years old and in acceptable condition. I bought the house thinking I had nearly 10 years before I had to worry about a roof replacement. Two months in with some heavy rain I noticed a huge leak. I contacted two roofers and my insurance company to assess the damage and cost. All three people said the roof was over 20 years old and in clear need of total replacement. Not only were the shingles fraying, but Buddy failed to notice the rotted wood that all three of them saw as soon as they looked into the attic. Buddy refused to help in anyway and stood by his initial export that the roof was fine. Cost over 11,000$ to replace. This was a huge oversight and failure on Buddys's part to do what he was hired to do-to find major problems and make the buyer aware. A good businessman would take responsibility. I do not recommend Buddy or his business to anyone for anything ever.
