The quality of the work performed was well done and done to my requirements. Mr. Reyes is interested in getting the job done correctly and well. The craftsmen working for Mr. Reyes are knowledgeable of their trades and generally efficient in their work. Some laborers need more experience or greater oversight to ensure work is done up to expectations Mr. Reyes and I had. Mr. Reyes is personable and easy to work with but can be somewhat frazzled with the amount of other work he takes on and must also oversee. As a result he goes back and forth from one site to another and forgets what work is going on, what work he promised, or when he promised the work would be completed. This leads to disappointment when things do not occur on the schedule discussed. He is not confused when it comes to change orders. I expect a change order should include a description of the work to be done, the amount of laborers doing the work, the cost of the labor for the work, and cost of necessary materials for the work. I instead received change orders without break-out of costs, with minimal descriptions of the work and a flat total cost. Without a break out or break down of the costs the consumer has to wonder whether the charge is accurate and appropriate. This can lead to misunderstandings. From start to finish the project was planned to be completed in a month and a half or two months. In reality, most things were done within a little more than two months, but to complete all items, get the final inspections and punch list items the project extended to almost 5 months. As most punch list items were minor we were able without issue to move back into spaces and use remodeled areas even though all items were not complete. It would have been best to finish up, get out, and move on to other work, rather than semi-finish, move workers to other work, and then drag this project out. As I had not given nor intended to make final payment until all work was complete and final payment included approx. a 1/5 of the original cost contractor was not about to leave without completing whole project. I could have yelled and pushed contractor to finish but felt my conversations with him with respect to work needing completion and his agreement with the lists and work left it all in his hands. Next time I do some interior work I will probably be more specific up front in setting expectation, schedules and expressing importance of performing per agreement.
Description of Work: Remove old flooring and supporting structure in sun room and replace with new supporting structure and new wood flooring (stained, sanded, and finished flooring). Working the structures also required two sliding doors be taken out and put back in. Took out drywall and studs covering brick wall to show brick wall, and installed new wiring for new recessed LED lighting and plugs, put in crown molding, repaired brick wall where brick was cracked, and painted room. In kitchen/dining room took out dividing wall, stripped out drywall, took out old cabinets and appliances and removed flooring to reveal floor joist, wall studs and electrical. Replaced electrical wiring, old breaker box, and increased power to house, put in new drywall ceiling and walls, recessed ceiling lights and undercabinet lighting, repaired floor support system and put in new sub floor, provided new wall studding, gas line, plumbing, moved heating/cooling vents, and created long run vent for stove vent fan. Also installed cabinets, appliances, sink, slate floor, and painted. Obtained necessary permits and inspections through Arlington.

Oscar and his crew were AMAZING! We wanted to refinish our wood floors after we closed on our house and before we moved all our stuff in. We could tell it was a good wood floor, but it had never been refinished (house was built in 1963). There were some scratches that seemed kind of deep, and Oscar assured us that he could get rid of them. I'll admit my skepticism at the time. They also replaced the shoe molding, as someone had painted over it at some point. After he had quoted us, I remembered the worn/ugly shoe molding in the kitchen (not part of the wood floor) and asked him to save a 6' piece if he had leftover so we could install it (it's a small kitchen). He wouldn't hear of it and just installed it for us - no additional cost. They started right away, were done in 2 1/2 days, and were half the price of another company that quoted us. Our jaws hit the (beautiful) floor when we saw it. The scratches were completely gone. It looked like they had installed brand new wood floors. We get SO many compliments on the floors when people come to see our house. It was truly the best value in getting the house to look more up-to-date and beautiful. They were as clean as one can be with refinishing - they covered our air conditioning vents (big sacrifice in the July heat), and they covered the kitchen entrance with plastic so dust wouldn't end up in there. They took two HUGE garbage bags full of sawdust out. We had to do some cleanup work after them, mainly along windowsills, but it was no big deal - it's refinishing. We'd recommend Mr. Reyes in a heartbeat to anyone who wants their wood floor to look brand new but doesn't want to go broke doing it.
