Advanced Residential Management Inc

Advanced Residential Management provides HOA management for a neighborhood that I own a house in. I have had to call the office multiple times and each time, an actual person answers the phone instead of a machine and I get the answers that I need. Would highly recommend them because they are Super Knowledgeable and Super Helpful to me.

I have owned a couple of small residential rental units for the last 25 years. A few years ago I became a much better landlord. I became a much better landlord when I turned over the property management to Advanced Residential Management. I have not met any of my tenants since I turned over the rental management. Becky and her staff have always been responsive to my requests. A couple of years ago I had a vacancy and Residential management found a new qualified tenant and had the house cleaned and the new lease executed within five days of the previous tenant leaving. NO LOST RENT DUE TO VACANCY! THat may not happen all of the time, but I am confident that in a good rental market, Advanced Residential Management will minimize the lost rents due to vacancy. In that particular case I asked how much was the house clean up cost, and I was told that the clean up was paid for by a portion of the security deposit withheld from the previous tenant. When there has been the occasional maintenance problem, they have responded quickly and have a list of competent contractors that can address the issue. I would also recommend that anyone considering a property manager set up a repair escrow account with the property manager. I have given Advanced Property Management the discretion to make any repair necessary under $400.00 without my prior approval. This has functioned well for me.

Advanced Residential Management has managed my property for around 8 years now.  They deal with the tenants and any maintenance issues.  They collect the rent and even make the deposit for me. I get a monthly e-statement to let me know that the tenant has paid and the deposit was made.  My job as managing partner of Bast Family Rental is very easy.  Overall an excellent experience.
