With the first mortgage guy I talked to, I could never figure out what part of my income counted or didn't count towards the maximum amount of loan I could get as he didn't take the time to explain that to me. With that first mortgage guy, even when I did get an answer to a question during our one and only meeting, it was too complicated for me to understand. (I was a clueless first time home buyer). Even worse, with some other mortgage people, all they wanted was for me to type in my income into an internet form. They didn't want to or could not deal with someone like me that has non-standard income.
Finally, I learned from Devon that as my present research contract is for 2 years, according to the strictest rules, that was the only part of my income that could be used to calculate my maximum loan amount. (By the strictes rules, none of my teaching income is supposed to count because one semester is too short of a time). Later it turned out the Devon was able to get me a bigger loan than what was initially anticipated because he was able to argue that some of my teaching income should count because I've been doing it for so long. His underwriters are in house so I think that was an important advantage. I don't think any of those other mortgage people could have done that for me. Initially I was supposed to only be able to get a $75000 loan but fortunately it became a $125000 loan. My 30 year fixed loan rate is 3.65%.
