Thought the project would take one day, but it took three. When the attic fan was accidently covered up before removal and it was brought to their attention, it was uncovered so it could be removed.
Left the area very neat.
New roof looks great and is warrantied for 50 years.
Labor guaranteed for 25 years.
We contracted with Homelife after receiving quotes from several companies. Homelife was our first quote and, quite frankly, we should have just stopped there. The next two quotes were not only considerably higher than Homelife, but were for the EXACT SAME SYSTEM (GAF 25 year shingles, cobra vent, 30lb felt). We knew we were getting a good value from Homelife when company #2 (who shall remain nameless) initially quoted us $18,000 and subsequently lowered the price to $9600 when we balked. Company #3 came in at almost $20,000 but was willing to give us a "discount" of $1500. No thanks.
Here's the bottom line - construction companies will generally only get your business once - that's it - because the jobs they complete are supposed to last. They can either sell on price or sell on volume. The last two companies were clearly "price" companies. The higher the fee, the less contracts they sign, but they make up for it by charging double. Homelife is a "volume" company. They want your business and lower their price to a reasonable level to get it. I like volume companies. They're willing to work hard for your business because they know you'll appreciate the savings. Why would anyone pay double for the exact same roofing system anyway?
So, how was the job? The Homelife crew was great. The materials were delivered two days before the job was scheduled and loaded onto the roof. The crew showed up at 7:30am on New Year's Eve and got right to work. A LOT of the plywood under the roof was rotted, but the team replaced it quickly. They worked all day and finished 99% of the job by nightfall (these are the shortest days of the year). They came back a few days later to finish and clean up. Keep in mind, the roof shingles were on and the roof was fully protected so even if it did rain (it didn't) there were no issues.
Homelife doesn't take a fee upfront. You pay when the job is finished. That is a good sign that the company is financially solvent. Companies that can't afford to buy materials and pay labor upfront often ask for a huge upfront deposit. Not Homelife. I actually got up on the roof and looked at the rotten plywood, replacement boards and the finished roof and the work was excellent. I gladly handed them my check and thanked them for a job well done.
Would I use Homelife again? Well, given that the roof comes with a transferable 25 year warranty, I hope I never have to make that call. If I do (hail storm, tornado, new home purchase, etc), I will definitely have Homelife do the work for me.
Ed does not do the work himself, but his crew is well trained and seem to take pride in their work. They did the whole job in one day. Our roof is very steep and there is little room around the house to simply drop things off the roof or leave materials to bring up. So there was a lot of extra effort for our job, and our roof is gorgeous. We're very happy with it.
Because of our setting, we had a couple of problems with old material ending up on neighbors' property and our deck railing getting cracked. I called Ed about it while the crew was there and he had them tidy up immediately. He had someone come to fix the deck rail about a week later (after the rain stopped!), and it looks fine. I know some people might have been unhappy that things were not perfect from beginning to end, but nothing ever goes perfectly, and we really appreciated that Ed was so responsive and decent.
We would definitely hire him again.
