My garage has a one inch plus gap around the perimeter of a poured-concrete slab. They attempted to cover it up with a vinyl cove base on top of wood moulding and when I expressed my disappointment with that work, they removed the vinyl cove base and left a mess of dried adhesive on my woodwork. After many failed attempts to get them to correct this, I took it upon myself to purchase adhesive removal materials and a belt sander to clean up their mess. They haven't done any work and corrected any problems since May 9, 2014! All work, and any corrections they did due to my bringing these issues to their attention, was done prior to this date. They disconnected power to my backyard floodlight, and corrected that after I complained. They inadvertently put drywall up on a wall that was taken down to be an opening to the new garage space. Their shoddy workmanship when correcting problems was most frustrating. I gave them complete access to my space while I was at work, and was disappointed to find that they had cleaned drywall materials in my bathroom tub and sink which left a clogged mess for me to clean up.
After many attempts to get them to review these concerns and rectify them, the owner, W. Bruce Quackenbush, Jr. came, took photos on his phone, and promised he would resolve the numerous issues. Instead, I got more delays, no shows and excuses. I'm left with an unfinished job, debris that they didn't take away, no power in my work area, a fire door that violates code by not having a self-closure, and numerous areas of poor workmanship that I will need to repair. To add insult to injury, they sent me an ultimatum to pay up $1500 and they'll walk away or pay the balance of $2,185 and they will spend one day with a punch list of repairs. My contract clearly states that the balance is due upon completion of all work done to my satisfaction.
Based on my experience with American Contracting Services Inc., I have no faith in their ability to fix anything. I could never recommend this company for any project and can only hope that my review of their poor performance can spare another senior citizen from the stress, expense, and disappointment that I've encountered in my dealings with them.
They went with me to select the materials to be used - we used their suppliers since the prices were comparable and it would be a more seamless installation process. Once done, they had all of their folks meet me at my house to walk through the project and identify as much as possible any potential issues.They have a project manager that runs the overall project - getting everything and everyone there when it was needed. He provided one point of contact and dealt with issues as they arose. I was told the project would take between 4-6 weeks, which included the downtime waiting for countertops,...
The project started on the specified date with demolition. Electrical and plumbing rough-ins came quickly after and then the drywall fixes and initial painting. They did a good job keeping the mess fairly well isolated. We had engineered wood flooring installed in the kitchen as well as the adjoining family room, which was started next and was supposed to be done for the cabinet install. There was a glitch with having the right flooring available, but with quick adjustments, they were staying on schedule.
The countertops were measured and then work ground to a halt waiting for them to come in (took 9 days - this was expected). The countertop was installed, appliances went in and then we hit some issues.
The tile originally selected was delayed, but this wasn't known until the day it was supposed to be installed. I opted to select a different style (instead of waiting for the other to come in - it really didn't matter to me and the new selection looks great). This caused a little bit of a delay.Then the same thing ended up happening with one light fixture. The kitchen became usable in a timely manner, but it took a little extra time to finish off the last few items - no disagreement on their part, just a few glitches that delayed the last few hours of work.
As I told other folks - the project could have been finished in 5 weeks, should have been finished in 6 weeks, and was actually finished in 7. Good note: the price stayed exactly as is - finished right on budget.
However, during all of this time, I was kept informed (EXTREMELY important to me!). The project manager would send me almost daily emails letting me know the status, which was extremely helpful. And while it took a little longer, he made it very easy to get the house restored and readily agreed to requests that would make things more livable for us. There were few punch list items and these were addressed without any hesitation. As much as a kitchen remodel upends your life, I found the whole group as easy to work with as I could have hoped for.
And the end result is we have a kitchen that came out beautifully and even works better than we imagined. It's been almost 2 months since completed and we couldn't be happier with it. I would definitely use them again.
The beauty of this company is their integrity, subcontractors, follow up, constant feedback and obvious personal attention. They hire only super solid tradesmen. Personable, friendly, neat , punctual , helpful and responsive. Our house had some gently neglected items over the past 30 years and they are all fixed better than new...and that is in addition to the new family room, porches and decks.
American Contracting Services, Inc is not the low ball builder or the big bucks builder. Their price is maybe a little on the high side of the middle and very fair. My wife and I felt totally comfortable with the subcontractors they sent to our home, and we even left several managers our house keys if we needed to travel for a few days.
President Tim L. made a mid course suggestion that absolutely transformed what would have been a and quot;very niceand quot; addition into a show stopper. Tim establishes a very workable and clear chain of command for his job crews, supervisor, project manager and the buck stops at his door.
We actually bumped up our budget to accomodate new geothermal heating/AC and American Contracting Services, Inc also replaced our 30 year old roof. The job was certainly expensive, but the current low interest rates made the home improvement loan very reasonable as a monthy payment. Ask Tim or Bruce to show you our and quot;newand quot; home. This is a two way relationship that will take care of you as long as you are also fair and reasonable. My motto was and quot; fast pay makes fast friends and quot;, and that has most certainly been the case here.
Construction started and ended exactly when they said it would. That in itself is amazing!
Tim was always on site watching over his workers, though they were all so thorough that they did not need much supervising. Tim and Bruce only hire the best guys to do the work.
Each and every step of the way, we were in awe of the job. Our kitchen is a dream come true! The trim carpenter is a master at his craft!
Our house not only doubled in size, but became a home that can be shown in a Home magazine. The details in everything they have done make your jaw drop.
We can not say enough good things about this company. Try them for yourself, you will not be disappointed!
