I'd scheduled with another contractor who dropped the ball. I researched companies on AL, found All Steamed Up and called. They had a man (Gordon) at the house within hours. He quickly diagnosed the problem located the missing parts and got the heat on quickly. He also took the time to educate me along the way.

Frank with All Steamed Up knows a tremendous amount about heating systems.  He arrived on time when he said he would, and undertook the work I had asked for in a professional way.  This was a rental property, so my tenant let him in.  He then went on to do further work without my approval.  He called me three days later and told me what he had done.  Unfortunately, some of that work would have been covered under my service contract with my heating provider.  We had a disagreement about the amount I owed on the work I had not authorized, and we were able to resolve it after exchanging a few certified letters.
Frank did point out a flaw in the installation of the furnace, which he wanted to address himself.  Subsequently, I was able to get the original Heating company to correct the problem at no charge.  Overall, All Steamed Up is very intelligent and knowledgeable.  My only complaint was doing work that I had not authorized, which would have been covered under the service contract, and expecting to be paid for it.,  But we were able to resolve the difference.

I've owned 3 old homes over the last 28 years.  This was my best experience - ever - with any contractor.

When you hire All Steamed Up to work on your heating system, you get partners Frank and Gordon - they have no other employees.  These guys have a wealth of knowledge gained from decades of hands-on experience at troubleshooting, repairing and replacing heating systems, which is more relevant to me (as a homeowner) than mixing in time spent running a large business.

Both Frank and Gordon are thorough, thoughtful, honest, conscientious, resourceful, funny, courteous, knowledgeable and humble - and they're perfectionists about their customers' systems.  I could add to that list, but they're simply great people and just the kind of folks you want to work on your home.

Also, they?re not out to pump up the price of a contract by installing components you don't really need.  They're interested in getting your heating system working properly at minimal cost.  I got estimates from 5 companies.  4 of them proposed brand new boilers, but not Frank.  He took one look at my 9-year-old Columbia boiler and told me I didn't need to replace it because it was still a current model - that he could simply swap out the oil burner with a new gas burner.

Frank's honesty and knowledge saved me $2,600 to $4,300 compared to the other estimates.  Plus, the price included a new interior 25? gas supply pipe that the other estimates didn?t.   And Gordon's valve upgrades are top-notch, maximizing system flexibility and minimizing future service costs.

Frank and Gordon gave me value, quality and the peace of mind that comes from knowing my heating system is in the best hands out there.

Frank was prompt and responsive.  He also took the time to make sure everything was working.

He solved a problem that we thought was intractable. Now he is helping my heating system to work correctly. He has also been very accommodating about scheduling work time.

The serviceman arrived and completed an assessment of the situation.  Determined the circulator was bad and fortunately had a spare on his truck - saving me a great deal of time.  He had to drain the system and then refill it with fresh water - this was messy and wet - but he did a good job controlling the mess and we vacuumed up the overflow.

They had done service for us in the past. They came Christmas eve, took of Christmas day, but came back the next day. They worked hard and did a great job. They went above a beyond what they needed to do.

Plan a head if you plan to replace an oil burner.  The biggest delay in putting in the new gas burner was BGE.  We need a bigger gas meter and initial there was a possibility that we or our neighbor would need a new gas feed (this older home shared a gas feed with one another.   The designer for for BGE was helpful in overcoming this problem.  The Baltimore  County inspector was also involved and helpful.  All  Steamed Up put in 30 feet of new larger gas pipe, a new chimney damper, valved the long runs of the steam distribution steam, checked the working radiators, cleaned the boiler and put in the new efficient gas burner.   We were very pleased with Frank and Gordon they explained every step of the work.  They like to talk about steam.

Steam heat is an unusual thing.  They knew more about the intricacy about steam heat, that was one thing.  The other thing is they spent almost 8 hours here.  I fed them, they were here so long.  The little thing that wouldn't work continued to get burnt off when they would turn the heat on.  One guy drove all they way to Toulson to get a part.  They did not charge by the hour.  They worked and worked and worked on it.  They were just the nicest people and they truly loved what they do.  They were easy guys to work with and professional and committed to give you the best job they can.  When we called them they were working on a big job downtown. They kept in touch and let us know how far away they were.

They are honest, straight forward, the work as a team, they are personable and really bright. They stop and explain things to you. They actually caught an error that another company did. They helped us find a company to fix the problem from that company.

Called at 8am for a significant water leak from the boiler unit.  Got a return call within an hour or two and a same-day visit a few hours later.  They identified a clogged something or other in the holding tank thingy (they explained it much better than I am), drained and refilled the holding tank and tested the unit.  All was well so we paid and they left.

It was fantastic. They were really knowledgeable and very helpful in making sure that the homeowner also understands what is going on with my own system. They taught me how to take care of it properly and they made sure that everything was in good shape. I was very pleased. I would absolutely use them again.

Frank was very responsive after I emailed I got a call back within a day or two, however I had to schedule the appointment about a month and half out since I called at a peak time in Fall when everyone is trying to get the heat services. Since my issue was not an emergency I didn't mind and if had been he would have come out sooner. On the day of the scheduled service I got a call a little after my appointment time sayinf that they had an emergency with an apartment building with no heat so they would be delayed. This was incomvenient but understandable, and when Frank arrived several hours later I was pleased with the service. I felt like he knew what he was talking about and was really into his craft. He worked quickly and explained everything he was doing and why. We hadn't had the system serviced since we moved in several years ago, so there were a few adjustments but it all seemd pretty reasonable.

The story is that I learned a lot about the way boilers and radiators work, etc..I also learned that it is also good to ask questions in order to understand the issues and choices. The response was very quick and they responded to emails and calls very promptly.
