No matter what time i texted her, day or night, she responded immediately. She answered countless questions patiently and thoroughly. When we received the buyer requests chosen from the home inspection report, she spent four hours reviewing the requests with us, then painstakingly wrote up a response to the buyers, tactfully phrasing what we would and would not do. She kept her sense of humor and was always there for us. Her communication skills are excellent! We put our house up for sale on friday night and by sunday the 5th showing became our buyer.

We didn't have a straight-forward situation. My brother and sister and I inherited the house last summer when our father passed away, and then our brother passed away this past spring. There were numerous things to consider, including but not limited to the life-estate deed, heirs, personal representatives, etc. Pam always did her research to ensure she was providing accurate information and that everything was done correctly and legally. In addition, our house, which we took months to upgrade and prepare for sale, didn't appeal to many buyers, since it was a multi-family dwelling and had non-riperian water rights. When we heard the negative buyer comments after the showings, we were afraid that it would take a long time to sell and we would be forced to pay bills on the house for another year, but we had a buyer within 3 months. There were also two occupants in our house, and Pam was able to easily work with them and work around their schedules by keeping in direct contact with them.
Pam also really shined after we accepted an offer on the house. We had a number of unusual and expensive repairs to make after the buyer inspection. For the work that was not covered by the home warranty that we purchased for the buyer, Pam was able to recommend contractors for us. All of us (the sellers) live out of state, so Pam met the contractors at the house for us and obtained estimates. We held a number of conference calls deciding which items we would fix, and deciding which contractor to hire. Pam hired the contractor, then made arrangements with the occupants of the house to meet the contractor, or when the occupant wasn't available, Pam went to the house and met the contractor herself. When the buyer was unsatisfied with some of the work, Pam met the contractor at the house again and went through the fixes with him and came up with a plan to complete the work. Pam even found someone to haul away debris at the house that the buyer objected to (some old stones and cinder blocks), the day before closing.
Pam also helped us when the home warranty company wouldn't fix the electrical items on the inspection list. We had to hire an outside electrician to do the work, and ended up pay much more than we should have because we were told that the work wasn't covered by the warranty. Pam contacted the home warranty company and was able to obtain a refund of part of the cost we paid to have the work done.
Overall, we found Pam to be very helpful and professional, and very pleasant to work with. She definitely went out of her way to help us during this very challenging process of selling our parent's house, and she always made herself available for us. In particular, she went way beyond what we were expecting after we accepted the offer on our house, by finding contractors for us, meeting them at the house, and obtaining a refund for us from the home warranty company when they wouldn't cover the electrical work from the buyer inspection. We would highly recommend her to anyone who is looking for a helpful, conscientious, and experienced realtor to buy or sell a home!
and Pam had a buyer within a few days and was able to settle us in weeks. She went above and beyond
to help make this happen by pulling together difficult documents for me including a death certificate from
the funeral home. Pam was also patient with me and supportive.
