Dorrance did an amazing job. I highly recommend them. My main point of contact was Freddie Dorrance, who came to my house to give me the work estimate, kept me informed throughout the process, and came to my house at completion of the work to ensure I was completely satisfied. While the work was being done, I also had contact with his business partner Ed as well as one of the workers. I have a ranch house with a basement. I needed two things done: (1) 940 square feet of hardwood floor refinishing on my entire ground floor, except for bathrooms, kitchen, and foyer, and (2) subfloor and luxury vinyl planks installed in my kitchen and foyer. I chose to have one contractor perform all of the work as both tasks seem to be related and it made more sense than hiring separate contractors. I needed all of my ground floor old hardwood flooring to be refinished. The hardwood was in bad shape with multiple problems: bubbled up planks, cracked or hole-filled planks, badly done repairs that didn't match any of the wood around them, nail holes left around the wall edges where tack strips used to keep carpet in place, worn areas, gouged areas where tile was, areas that had some kind of water damage, and all the wood had an ambered look due to previous coatings from long ago. Freddie identified my hardwood as red oak select and showed me pictures of that same kind of wood he had refinished on previous jobs; this was very helpful to getting an idea how mine would look; the pictures were beautiful. Freddie explained how all of the repairs would be accomplished, including “feathering” to ensure that the repairs don’t look different from the surrounding planks. Freddie gave me a thorough estimate and gladly answered my multiple questions. For example, I was concerned about the need to fill in all the nail holes; Freddie explained that that is included as part of the refinishing. I opted for the 5 coat system. Freddie explained that my floor will last a lifetime with proper maintenance. I needed to have vinyl flooring installed in my kitchen and foyer. Those areas also had problems. The foyer and kitchen needed to have the subfloor at the same height so that the vinyl flooring was continuous in both rooms. The foyer had only a partial subfloor that needed to be built up and the kitchen floor needed its multiple layers brought down. Freddie explained the entire process and even gave me tips on where to buy reasonably priced vinyl flooring — he suggested Wood Floors Plus — and what to look for to ensure I buy quality stuff. He even offered, and I accepted, for him to buy the subfloor material and I would be billed afterward; this was a relief as I wasn’t sure what to buy nor do I have a truck to transport the material. He helped me understand the pros and cons of the types of baseboard that I can use in my kitchen and foyer. Freddie gave me a start date for the work that was about 2.5 months out. Turns out I needed every bit of that time to prepare. I spent hundreds of hours sanding, prepping, priming, and painting almost every square inch of drywall, wood trim, and baseboard on my first floor. I wanted all the painting to be done so I didn’t risk splattering paint on my new floor. Freddie offered his cell phone number and said to feel free to call him if I have any questions or concerns. I took him up on this and asked him about vinyl flooring which I had to purchase on my own; as a result, I feel confident I made the right choice. The work was estimated to take five days but they were able to complete it in four days, a pleasant surprise. They showed up on time every day. They masked off the kitchen in plastic to keep it clean from dust. They tidied up all the work areas and their tools every day. They kept me informed throughout the process and gladly addressed my questions and concerns as work progressed. At one point, they determined that more wood needed to be repaired than originally thought, so they informed me of this and the exact additional, reasonable, cost to do the extra repairs; I approved the additional repairs of course. When the work was complete, everything was cleaned up nicely. After the work was completed on Thursday, Freddie arranged a convenient (for me) time to meet at my house, At that time we settled the final bill, which was accurate, no problems there. He also gave me a bottle of hardwood floor cleaner that he recommends and explained why he recommends it. He also gave me tips on maintaining the floor. I found this highly useful as I’ve never had a nice hardwood floor of my own, so I was a newbie in this area. He also helped me figure out how to push my stove and refrigerator back into place after the flooring was installed so that I don’t scratch my nice new floor. The end product is stunning! It turned out better than I could have imagined, especially after having lived with the floors looking like they were. They refinished everything perfectly and the workmanship is outstanding. My 50+ year old house looks like new again between the fresh floors and paint. The color of the hardwood is exactly what I was looking for and I love the satin sheen. Interestingly, I have a friend whose floors I have always loved. In fact, I've always thought I want floors like hers someday. Turns out Dorrance did her floors too. The cost of the flooring work was $7500 that Dorrance charged plus $800 I spent on the vinyl flooring and its matching shoe molding. The pictures I've included with this review are two "before" pictures that show the foyer's missing subfloor and one of the badly-done previous repairs.
