Paul was phenomenal - we HIGHLY recommend working with him and we can't thank him enough for his service!! His knowledge is amazing, his communication skills were outstanding, and in just a few hours he gave us a comprehensive education about how to care for a home. The whole day turned out to be really interesting and fun actually - something I never thought I would say about a home inspection. I had some bad experiences just trying to schedule an appointment with other local home inspectors, but when I called Paul he was courteous and efficient, and told us to expect about 4 hours for the inspection (vs. other estimates of 2-6 hours). On the day of the inspection the seller was at the house, which is a little unusual and I was worried it would throw Paul for a loop, but I asked him ahead of time if it was ok and he said that wasn't a problem, and he was kind and professional with us, the seller, and our realtor. He arrived early and explained that he was going to do the "dirty work" last so he didn't track dirt all through the home, and he told us we could accompany him for as much or as little of the inspection as we wanted. He brought his digital camera and explained that he'd be taking pictures the entire time, but that was normal it was his method of taking visual notes of what he was seeing. We tagged along with Paul for a lot of the inspection and he explained everything he was checking and why, what things should look like or shouldn't, and all the little things we could do to prevent big problems and/or keep the house up. We were lucky in that our home was in good condition thanks to very solid original construction and a lot of improvements from the seller, and Paul explained everything to us from why there was this one creak in our wood floors and what we could do about it, to what pesticides were used to treat woods and grounds in what eras, to how bathroom fans tend to get vented and what problems that can cause, and how dryers lose efficiency with every bend in their exhaust ducts. He didn't just see problems, he noted all of the good things about the house too and made us feel very lucky to have found this house. And for the good, the bad, and the ugly, he always explained WHY things were done the way they were and why his notes were more important or less important and/or urgent. Paul delivered our inspection report the next night, a 34-page PDF document with every tip he had given us in person noted in writing, with clear explanations and photos of everything involved. The format of the report was clear, detailed, and very helpful, and we have since used it to get homeowner's insurance quotes and to build our update list, and it has proved absolutely invaluable. Note: I also forgot to bring my checkbook, which I was really embarrassed about, but Paul said no problem and pulled out his smart phone and let us pay by credit card on the spot. In terms of his approach, during the inspection Paul also gave us a great history of home-building and construction techniques, explaining why certain things are important in certain climates or were popular at certain times, and thus what conventions you see in certain areas and eras of construction. Instead of implying there was one right way to do things, he really gave us a sense of the balance that builders and home owners need to strike between budgeting, risk factors, safety, and available resources. Other inspectors I spoke with at the start of the process seemed to have very set ideas about how things needed to be done and reacted emotionally about how things tended to be done instead, and we were a little worried about that approach creating problems for us with the seller or our realtor. Paul was just the opposite - he gave us a comprehensive perspective of why houses are built certain ways at certain times in certain places, the upsides and downsides of different approaches, materials, etc., and what the key issues are to look out for and avoid, change, and leave alone. As first-time home buyers, this was exactly the practical education we were looking for, and it really was a pleasant process and a fun day talking with Paul and the seller about how to continue the caring upkeep she had put in, along with some more pro tips from Paul that took that upkeep and damage prevention even further. The only drawback to the whole process was that we didn't get a confirmation email for the appointment ahead of time after scheduling it, and as an email-centric person this made me a little nervous. But I called Paul to confirm a few days before the inspection and everything was in place, and he was very responsive via email after the inspection in producing the report. So don't worry - you are in good hands with Paul. We HIGHLY recommend working with him!!
