The principals of Gemini Title & Escrow, LLC have been servicing the Washington, D.C., Maryland, and Virginia areas for over 10 years. We have a team of attorneys and settlement officers who are equipped with the experience and knowledge to address and handle any title concerns that may arise. Our company prides itself on providing the most comprehensive coverage through our underwriting companies, First American Title Insurance Company and Fidelity National Title Insurance Company.
The experienced title company, which has grown from a company of 8 to 50 employees over the past three years, is able to handle all types of residential and commercial transactions, no matter how involved the transaction may be. With particular experience in the complexities of REO/Bank Owned transactions, Gemini Title & Escrow, LLC closed over 3000 sales in 2010. Gemini was amazing. Evidently we had an unreleased lien on our title and Gemini cleared it for us. We also had to change our settlement time and date three different times. They were accommodating every time and came to our home after hours to close our refinance. They were awesome to work with. Thanks to John and Erica

They were very well prepared and on top of their game. They specialized in foreclosures. The bank that owned the property chose gemini as the title and closing service and paid the fee to gemini- I believe it was around $1500.

Went well got email communication thru Angies list right away. then moved to private email. I informed them that I was very new to the process and needed guidance. they were quick to get the deed done and after receiving my check as they only except cash or check thay said they would send me the deed to be notarized. at the time I was not able to get to their office with all parties. I was expecting the document to be mailed to me with a return envelope. instead it was sent as an email attachment. I ended up going to the office months later after the 2nd deed was done and signing them there. the person I was working with said they would not be there as they were on vacation. so I called the office and no one knew I was coming nor of the deeds. after some research they found the deeds we singed them. I received no other communications that the deeds were filed I had to email them again and ask about them. I checked on them and the mailing address were listed as the property address for each of the properties. being that I cant possibly live in 3 house at the same time some one should have asked. I had to call the recording office for each property to get them corrected.
Description of Work: Created quit clam deed to transfer 3 properties.

Took a little time to get the ball rolling but once my email got to the right person it was done correctly. I was emailed the document to get notarized as I work odd hours and getting all parties involved to there office from 9-5 m-f would have been impossible. I was expected a hard copy of the document sent to me by mail with a returned envelope.

Gemini was the bank's choice, and the bank paid for all fees if we used them, so we did. This company does not take a cashier's check, so the funds had to be wired from the bank for the closing. Word to the wise, your bank needs a few days before to set up the transfer so don't leave it until the last moment. It was problematic because they did not have the closing costs finalized the day before the event. I overpaid them, but was assured of a refund of any overpayment (better to overpay and have enough then postpone the closing). The title company had given me the incorrect routing number (strange since they insist on the wire) but we were able to get that corrected very quickly. The actual closing had a few errors on the HUD1 that needed to rectified with the realtors, which lead to a bit of anxiety during the closing. The processor was very good and worked quickly to get it corrected. We were able to close within 2 hours. I did receive a refund for the overpayment within a few days. .

Thank you for your review of our title company. We always appreciate hearing the positive (and even the negative) commentary so we can improve on our processes and procedures. Mistakes on the settlement statement are frustrating and can be stressful, but I am glad to learn that you were satisfied with the response of our processor at the time. I do feel compelled to respond to the issue of our requirement of wired funds for closing. We are constantly receiving warnings and bulletins from our title insurance underwriters about new "schemes" that people have come up with to wreak havoc on title companies and our escrow accounts. Our most important role in the title transaction is to ensure we do not have insufficient funds in our escrow accounts. One such warning we received from our underwriter has to do with certified checks versus wired funds. The new ability for people to deposit money directly from their smart phones may be a great convenience for the consumer, but is a nightmare for us as a title company. We then have no way to know if a certified check presented for closing is still valid and good. This is just one of many examples of fraudulent activity we are constantly being warned of by our title insurance underwriters. We must take those warnings seriously. Gemini Title & Escrow is not the only title company in our area to require wired funds for closing. It is our understanding that most of the local title companies have increased their security and their requirements for "good funds" prior to settlement. Unfortunately, our industry has had to exercise increased caution which may cause the average consumer a greater inconvenience. I am sorry you found this to be extreme under the circumstances, but I do believe that this is becoming industry standard. They handled a very complicated refi in Washington, DC. There were multiple issues because of one owner buying out the other, and recording the deeds, since they owned the home as joint owners and not as a married couple. There were a lot of issues involved, and problems that arose, that were handled quickly, and professionally by Gemini, especifically John Hodges and Katrina Rowe. I would use them again, and are very confident that if they work on a file, they will handle any issues with the same expertise and professionalism that they have shown.
