DOs: HE Did arrive when scheduled. DON'Ts: EVERYTHING ELSE. Hi lied when he said I was "uncontactable" after only calling my cell phone ONCE and my business pohone ONCE..both of which I was not able to answeer on a SATURDAY afternoon, and on a Monday, when i was out of the office. He did not accurately report the size of the house, hthe nuimber of rooms and bathrooms in the house, even tho i had made u and given hi a full roudnd down of all the floors, the rooms and dimensions. Ignored everything, as we took him on a room by room tour of the house, pointing out evryting. He ignored the outside amenities, patios, second floor decks, hot tub and terraced back yard, three car driveway. He admitted to me on the phone that he did not accuratley report the rooms on the apprasial. he was VERY obnoxious while doing the apprasial, after he was introduced to "my partner, Brian). He was insulting and obnoxious when i called him up, which got me very angry, and even more aware that ther were several differnt avenues of discrimantion going on. THIS was the major Dos and DON"T's. i have been financialldamaged, discriminated and lied to . The biggest DON'T shoud have been (after his initial prevarications) DON'T USE THIS GUY or even LET HIM INTO YOUR HOUSE. Thank you again Thom Harris PS: DID not get this guy thru Angie's List. Description of Work: ADVANCED APPRAISALS & Real Estate, LLC was selected to do an appriasal on my house in Cheverly, MD, for a refi I was looking into. SHOULD have realized something was wrong when I got a phone call from AADVANTAGE Plus Financial (the refi I contacted and who were very direct and professional and helpful throughout) called me to say that the appraisor contacted them saying that Hashmat NOOR, one of the owners and the person who did the appraisal, had contacted them to say that "It was impossible to contact me". Thiscall was on a Saturday, Nov 5, 2011, at 12:29 PM. I did ont get the message until Monday AM, Nov 7. I was called by AADVANTAGE on Nov 7 at 2:38 PM. I got Noor's number and called him on Nov 7, 2011 at 3:36 PM. During that conversation, I found out that he had only called one other time: My work number in DC on Monday, Nov 6, 2011. I told him I was off on Mondays, and was not int the office til Wednesday. Did he call again?, It was then that I got the first hint of how Noor bent reality ahd the truth, when he admitted he hadn't tried any other number again, and that he HAD sent an email to AADVANTAGE saying I was "uncontactable". (Should have called AADVANTAGE then and told them to get another appraisor!).. BUT during our conversation in which we set up an appointment for Tuesday, I told NOOR how big the house was: 4 Bedrooms, Three Baths, Basement apartment, two decks, patio, hot tub, three car driveway) I also told him I would have a listing with all rooms, dimensions etc for him. He arrived on time on Nov 8. I introduced him to my partner of 24 years, Brian, I then noticed a bit of an uneasy reaction to that. Gave him thetyped list of all the rooms, a diagram of the house, with mesurments. Both Brian and I took him on a complete tour of the house, every floor, shoiwng all the rooms, especially the three bathrooms. Then all of the outside. He acted as though he couldn't wait to run out of the house, as tho he was encountering an annoyuing smell (or so his face betrayed). He left. On 11/14, I received notice of the appraisal and reviewwed it:: SOME $190,000 LESS than the last one in 2009, PLUS listing only 9 room, 2 bathrooms (missing bt and rms) and the other areas.After speaking with AADVANTAGE about this, and what he had left out, they said they couldn't call but suggested that I call Noor. I did. NOOR has purposely ignored what was in the house, and out, to my disadvantage, financial and otherwiase. Spoke to AADVANTAGE, calcelling the refi work. Called NOOR on Nov 17, 2011, asking him what he thought he was doing. He admitted he did not show the appraisals as 10 rooms and 3 bathrooms, admitted other houses in the area les than mine, had sold for more than he put on. Insulted me, saying " You do not know how to read an appraisals. you are stupid" (And other discrimantory words) i told him I and my partner had taken him to every room in the house, and gave him a full detailed listing. He acknoldelged that, also saying I did not know what i was doing. He also said he acknowldeged the coomps of the other houses, and that the one for $390,000 in the area, with 6 Bdrms and 3 Bths (still overall smaller than mine) but again, I did not know anything, since that house was "newer than yours. And that you two(he spit that out "you two") live in an old, old, old, old, old house (obviously discriminates against houses that we not new). you would not get more than $150,000 if you sold it!) So, I said to him, you falsely stated the $205,00, if you now said $150,000?" Again, i got insluted with "You do not know anything!). I will also report him to the BBB, and possible the MD and PGCounty ADA's. RECOMMENDATION: If this guy calls you to do an appraisal ( I do not know anything about his real estate business, but I can guess what might happen if you are a white, male gay in Maryland, since I fell that I was discrimintated against because of that, and that I lived in a house for over twenty years that was not "new")) in the appraisal side of the house) ; CALL your refi people and say you want another person and agency selected. Let the refi people put the word out to get another one (since the refi people do not select the agency themselves). I have been damaged financilally (lost the $550) plus have I feel that I have been the victim of a fraudulent action, since not only was the tru size of the house (rooms etc) reflectyed, but NOOR actually admitted to me that the house should have shown 10 room and 3 bathrooms. AND discriminated against. RUN RUN RUN from this guy and his appraisal (so called) business. Thank you. T. Harris
