Once the crew arrived, they were very polite and professional. They introduced themselves and went to work. They worked methodically and kept us apprised of developments. Our sidewalk turned out to much thicker than estimated. John had to bring a bigger jackhammer to deal with it. The whole job took about a week of time, broken up by a few rainy days.
The crew took such care to put back the sod they had to cut out to put the forms in. They made sure all the gaps were filled in and the lawn was level with the new sidewalk. Then they pressure washed everything included the street to remove any pebbles and dirt.
We are very happy with our new steps and sidewalks. John took the time to call me and tell me how to care for the concrete in the first few years of ownership. He told me that most homeowners can DYI it, although he could perform the work. Even schooled me in the proper type of sealant to purchase and how to apply it.
"Re: Case number -03993598 In response to my clients complaint, Our original contract covered three areas; the lead walk and step system leading to the pool deck, the slab at the basement door, and a cosmetic overlay on the pool deck itself. In addition to our work the client contracted a pool company to redo the coping and caulking and a slab jacking company to raise settled pool deck slabs. The coping and caulking work was completed first. The slab jacking raised some of the slabs above the coping. We employed all reasonable precautions to protect existing work (ie) all metal pool cover grommets, coping, and the entire pool itself was taped off and covered with poly (at no additional charge). After the first application, new pool grommets were installed. At the time some of the new overlay was damaged by the installation of the grommets. We, at no charge, repaired these areas. Then came the winter of 2014 and a hard freeze! The new over lay failed and the slab at the basement door developed hair line cracks. As soon as our schedule permitted, we devoted full continuous time to rectify the problem with the pool deck overlay. Upon completion of the second application (with a different product) and re-caulking, it was our understanding that the only issue may have been two of the grommets were malfunctioning and the hair line cracks in the pad at the basement door. We readily agreed that if replacement of the grommets were necessary we would cover the cost and we would apply a penetrating sealer to the pad at the basement door (the hair line cracks caused by the hard freeze do not affect the performance of the slab for its intended use). In an effort to maintain our customer satisfaction, we expended more than 3 times the original contract amount to rectify this situation. There comes a time where you have to draw the line."
It was about three months until they were able to get to my job, but they were honest about the delay up front (I booked pretty late in the season, it turns out) and I wasn't in a rush. They originally wanted to start on a day that wasn't good for my schedule, and they were flexible and pushed it back a few days. It so happened I was at home the day they began, and my initial experience with Kye, the foreman, was excellent. He had my drawings and talked with me about what I wanted and what was important to me, and took the time to answer all my questions. As the project went on, he continued to communicate very well with me, as did several other members of the crew. Though John wasn't on site during the project, the crew was so good it wasn't an issue at all. As things went along, the project was tweaked slightly upon discussions and some recommendations from the foreman and crew. I was very happy with the communication aspect of the job.
The finished product looks great, and Concrete Impressions really addressed all my concerns. Several aspects of the job look even better than I'd hoped, including the spots where new concrete met old - the transition was done very well. The exposed aggregate looks very nice and adds a decorative element without being out of character for a nearly hundred year-old row house. We haven't had a really heavy rain yet, but the slope of the walk seems good and the end points meet up with the older material, so I think it will drain just fine. Our neighbor was home while they were hosing the walk down as part of the aggregate job, and said it seemed to drain very well.
All in all, I was extremely pleased with the experience, would definitely hire them again, and recommend them to friends and neighbors. It isn't always easy to find someone to work on a relatively small job at an older property that has its share of quirks and challenges, but Concrete Impressions rose to the challenge! Initially I thought the price a little high, but having seen the amount of work that went into the job, and the quality of the finished product, I think the price is very fair.
My only complaint was how long we had to wait. We waited about 3 months. They did let us know they were very busy when we called, however.
About the job. Everyone was extremely professional. Glad to find out it was well deserved. Work started and ended on time. Small glitches were just fixed, no problem no issues. He managed the job site, controlled costs, and got the work done on time - even accounting for the Baltimore "riot" and very close to the original budget. (Always have surprises and some changes in a big project/old house.) Recommended some great design changes, was extremely good at keeping neighbors informed and happy, job site was always secure.
Results: The end result was amazing. Will try and post pictures soon. Livable space, parking, beautiful walls that will last the next 100+ years (and all the things you can't see like solid footers and proper drainage) all done right. The name of the company, Concrete Impressions, is a bit misleading. Does not describe the full scope of the work that they do.
