20/20 HOME INSPECTIONS

Do not use this home inspector - he is completely incompetent! He missed a major problem in our home that 14 days later (literally within a day of closing) resulted in 10's of thousands of dollars of damage. When our insurance company came to inspect the damages, they said that the damage and impending disaster should have been obvious to any home inspector (a hot water expansion tank that was rusted and cracked and visible on top of our hot water tank). Not only that, he didn't even document that he had inspected the tank in his report so clearly he didn't even look at it. We were stuck with the cost of our homeowner deductible and could not live in our new home for several days while severe water damage was fixed. He didn't even have the decency to offer to refund our home inspection fee and our insurance company has had to sue him to even try to get this small amount back. Remember, good reviews don't mean anything in homes that don't have problems. The home inspector's job is to FIND problems when they exist. Otherwise, they are totally worthless.

It went excellent. I would highly recommend them.

Ross was great to work with. Very responsive to my emails and questions. He arrived early, took lots of pictures and found many things that were less than obvious including some big items. I couldn't be happier with the service and the quality of the work. Comprehensive report was easy to understand. His work will likely save me thousands. I would definitely recommend him to others and would use him again in a heartbeat.

I contacted Ross for an independent inspection of the exterior EIFS of my house. Scheduling with him was easy and efficient, he was prompt in arrival time, and very thorough in his inspection. He pointed out small areas that could be improved and was very kind and friendly throughout the process. I would recommend him highly!

Ross was great to work with - fit us in quickly, provided a detailed report with photos the same day of the inspection, and took the time to go over some options with us on replacement of a heat pump. Recommend him highly.

Mr. Germano was prompt, professional and very thorough. Because many of the systems were not functioning/able to be inspected in the foreclosed home I was purchasing, Mr. Germano did not charge me full price. After the inspection I received a detailed report of his findings. I was very impressed.

Ross was absolutely fantastic. He arrived early and had the outside of the house finished by the time we got there. He walked us through everything on the outside before he began on the inside. He was very careful to check every single corner of the house, but did not take an unreasonable amount of time to do so. He then walked us through all of the issues that we might have. He sent the report to us almost immediately, and it was very clear and easy to understand. He was incredibly friendly and upbeat, and at no point did I feel he was being anything but 100% honest with us. I would absolutely no question use him again, and recommend him to everyone I know!

This is not the first time I used 20/20. Ross inspected a home for me a few month back but I was unable to sell my home in time to purchase the home. When we sold our home and were ready to purchase another I told my realitor I would only use Ross to do the inspection. So inspection day came and of course Ross was there early and ready to go. He has a great attitude and sense of humor that makes him very easy to work with. When Ross started our inspection we were multitasking and having a termite inspection at the same time. The termite guy came and went saying that everything was fine and we had a one year warranty. When Ross got to the outside of the house he found two areas with termite damage and instructed us to call the termite guy back. There was damage and thanks to Ross it was notice and will be taken care of. Ross takes his time and walks you through everything you need to know about your new home. He provides photos and commentary about potential issues and does all this within hours of completing the inspection. When you provide a seller with photo (with arrows) pointing to the issue and verbal explaination it makes it easy for all parties. I will not bye a home without Ross looking at it first. If you want someone you can trust and is easy to work with I highly recommend Ross/2020.

I bought a foreclosure and did the inspection after I bought the home. Ross communicated with me clearly and responsively to set up the inspection. He arrived on time and took about 2 hours to do a really thorough inspection of my entire home. I asked a LOT of questions and he kindly answered every single one with detail. He was so patient and helpful to me as a new home owner. His report came via e-mail with all the pictures he had taken and the recommendations to make my home safe and up to code. Being a former contractor, Ross has extensive knowledge and ideas about economical fixes. After querying him about my oddly configured bathroom/radiator, he gave me a brilliant idea to reconfigure the space and it worked great. Ross is clearly dedicated to his duties as a home inspector, but he really went above and beyond. He found some mold in my basement and recommended I get it remediated. I hired a company to do it, but they ripped me off. I was devastated and needed to file a legal complaint. I called Ross to ask if he could come back and verify that there was still mold in my basement after the company failed to perform their remediation duties. He came over and did a quick check and verified there was still mold, when I offered to pay him for his time he declined the money. You don't find that kind of kindness often these days.

Very well - Ross identified things that we would not have been able to identify on our own. Only problem... we hired him after we already closed on our house. Biggest lesson learned as a first time home buyer... even if the home is a new construction (and got all permits, etc.) - GET YOUR OWN INSPECTION DONE. Ross was super cool, very knowledgeable and trustworthy, and was able to provide a list of recommended sources to help us fix the problems he found. He was a general contractor for several years, so he knows his business. He knows the shortcuts contractors try to take. We will most definitely use Ross for all future home inspections.

Very good service. Their timing was good. They came regularly and they were prompt. The price was a little higher than I anticipated.

This company is the best. My husband and I seem to move every few years so we have experienced many home inspection companies. Ross Germano is the best there is because he had worked in the construction business for many years before becoming a home inspector. He understands the hidden issues of older homes, foundation problems, mold, radon, all aspects of the homes structure. He is easy to talk to, explains things so that you can easily understand. We have used Ross many times; in our last move we put in a contract on a home of which Ross found serious foundation problems, we were able to get out of the sale and move on to something else.
