At the time of settlement, I questioned why $222 was withheld as a pro-ration for my water bill. I explained that the water bill would not be that high. I provided information to Residential Title that a previous water bill at the property address was unusually high due to a water leak, but typically the water bill was quite low. The Residential Title settlement agent who handled the closing assured me that I would get a refund of any over payment from the Baltimore City Water Department. Two months later, I inquired to see why I had not received a refund. I was told that the amount of $222 was not paid to the Water Department, but rather went to the Buyer. I would not be reimbursed for any over-payment. This was a gross misrepresentation from the information that I was given at the time of settlement. I requested a refund of $200 from Residential Title but not have received it. I am very unhappy with the lack of competence and professionalism of Residential Title.

This title companies performace was so bad it could rise to the level of fraud. The sale of the home happened on 2/20/09 and the Residential Title associate was an hour late. The real problem was however thier miscalculation of the approriate tax. So instead of sending us notification of the error they simply did not record the deed until 6/30/09 and after I discovered the error and SENT THEM the 4 thousdand they were short. FINALLY - I receive my Title policy and question wether it was an ENHANCED policy like I paid for ... they assured me it was... mutiple times. When I read the policy however I decided to verify that and called the actual insurer and was told it was NOT an ENHANCED policy which I paid for, but a basic policy. No refund had been offered and I have still not received the enhanced poilcy I paid for. Residential Title however does acknowledge I was not provided with the correct policy but has yet to send me the Enhanced policy. - Do not use this company
