The post installation blower door test showed worsening in home ir sealing. Unfortunately, Mr. Eisenbrandt failed to fulfill the obligation stated in the contract and meet the minimum standards required by the BGE program.
A formal BGE audit and QC of the work was done and specifically, the following gross deficiencies in the work were identified following completion of the work:
-
Knee wall not treated as program requires or contract specified
-
Attic hatches not gasketed
-
Air sealing does not meet rebate requirements
-
Bath fan ducting does not meet minimal industry installation standards
-
Combustion appliance safety does not meet program requirements.
In addition, we learned after the fact that at the time the work was done, Mr. Eisenbrandt was under suspension of participating in the BGE program and following the audit of the work done at our property, he was expelled from the program. To date he has failed to provide any explanation for the shoddy work or refund.
"Smart Homes regrets that the member wasn't happy with the service that she received. We have reached out to her several times to discuss the issue and how we could address it to her satisfaction. We have yet to hear from her. At Smart Homes we strive to make each and every customer happy with the end product and service."
With even more rain forecast for the following two days, we were in a huge rush to get some sort of resolution in place ASAP. Smart Home Solutions said they would have a person do a diagnosis and an estimate either that afternoon or the following morning, and two fellows were at the house promptly the next morning. After checking things out, the lead tech declared that the roof was actually extremely well constructed by the previous contractor, and that there were only the roofing equivalent of a few undotted I's and uncrossed T's that left the roof vulnerable to extremely intense downpours like the one we had experienced. Within the hour, he had used his materials to plug and seal small gaps he had found near the joints on both the outside and inside of the roof.
That was about 2 months ago, and though we have had several extremely hard rains since then, there has been no ongoing problems with rain spots on any ceiling surfaces; his fixes appear to have done the trick. Considering that we were spared the expense of either extra roof work or a second estimate (which we would have gotten depending on the amount of the first estimate), the price quoted was both reasonable and a huge relief. The actual invoice ended up being almost twice as high (I think that he forgot to account for his partner's time), but I believe was out of a simple, non-malicious accounting error, and was still within a reasonable range (< $150) even so. I am not looking forward to having any more roof issues, but If I do, I plan to call these guys first.
