Be very careful and double check all of their numbers. My water bill was miscalculated and I have to pay an additional $90 due to the senior processor taking a shortcut in determining the water bill. The bill cycle for the water was from 5/10/12 to 8/16/12 but she decided to use my closing date minus the date the bill was generated. This shorted me in the billing cycle by 30 days and also did not account for the 9 days between the end of that billing cycle and when I closed on the account. The senior processor Kristen was rude and demeaning when I asked and also stated that I must have used water while the prior owners owned the house although the billing cycle ended 9 days prior to my closing. The owner David would not listen to what I was saying and insisted that the bill generation date was the correct date to use. Do not use Bill Gosnell as a realtor as he will steer you to this company. I have no way of knowing if the rest of the work was performed and am waiting on a copy of my title policy in order to make sure they really did something.

The member is disgruntled because a final water reading took place on her property on August 16, 2012 which is in advance of the closing that took place on August 24, 2012. However, the water bill for the reading on August 16th was not made publically available until September 13, 2012, some two plus weeks after closing. Therefore, as is custom and practice in Anne Arundel County, Maryland where the member purchased a home, we prorated her water usage based on the last publically available bill. Even though Castle Title did nothing wrong whatsoever in the handling of this file, in the interest of good will and making thea satisfied customer, we offered her the money that she feels that she was shorted. Instead of accepting it, she declined our offered and opted to initiate a liableous campaign against Castle Title on the internet. We made numerous attempts - both written and oral - to expalin how water readings are handled in Anne Aurndel County, Maryland, and the member refused to listen to any of our explanations.
