"Home Inspections are intended to be a review of plumbing, electrical and mechanical systems to ensure they are working properly at the time of the inspection, and to inspect for structural and safety conditions of the home within the scope of the inspection. Safety and operational concerns were noted on the report including concerns with electrical outlets and hazardous chimney conditions. In addition, notations were indicated on the report that the roof showed signs of warping, and that there were areas where fascia board was missing and deteriorated. Photographs of these areas were provided as well. Our contract explicitly states that Asbestos is outside the scope of the inspection. Maryland has specific requirements relating to Asbestos licensing for inspecting, testing, and removal that we do not hold, which is why it is excluded from our contract. Our report did indicate that due to the age of the equipment, we recommended it be further evaluated by a licensed HVAC contractor specializing in oil fired systems. We are not aware whether or not this recommendation was taken. We were contacted in September of 2011, one month after the inspection regarding the question of Asbestos, to which we responded in a timely manner indicating that Asbestos was not covered in our scope of work per the contract, and noted again that due to the age of the equipment we had referred him to a licensed HVAC contractor to further evaluate the boiler. No further inquiries were received. This response is being made in February 2013 because this review was not previously associated with our Business Listing so notification of this review was not received."
