We called Cindy at the very last minute for a home and termite inspection and thankfully, she had a cancellation and could fit us in! 
She had a very thorough knowledge of everything in the house, from electrical to the type of pipes our house had as well as water temperature and safety issues for our toddler.
She walked us though every single room and showed us what to look out for, what needed to be corrected and took photos of absolutely everything!  Her report was very thorough and detailed so many items.  We left with a great understanding of the home we were purchasing and a list of items we should remedy immediately.
Cindy was very kind, punctual, thorough, and didn't miss anything.  She answered every question we had, which were many, very professionally and kindly no matter how small and insignificant it was.  Her patience with us was extraordinary and she didn't rush anything.  We would use her again in an instant.  I can't recommend her enough!
The cookies that were given to us were also wonderful and a nice added gift!  We really appreciated it, as did our toddler who was present!

Ms. Thalman was very professional and thorough in her inspection. The inspection was scheduled for 9:00 a.m. and she arrived as scheduled. She briefed the homeowner (seller) on what she would be doing during the inspection. She began outside pointing out various items and taking digital photos. She explained each defect as she identified it and gave suggestions on repair methods. She also made numerous suggestions as to routine maintenance on the home and the systems in the home. Once inside the house we started in the attic space. She described how the heating and air conditioning unit in the attic worked and how the system was separated into zones. She showed me how the bathroom exhaust fans were routed out through the soffit and that this was allowed by county building code. In the remainder of the house she discussed in detail each item of concern and the potential consequences of not correcting the deficiency. In the unfinished basement, she showed me the things she liked about the mechanical systems, gave me recommendations on having the systems serviced, and positive elements regarding the construction of the structure. This home will be the fifth home I have purchased and Ms. Thalman's knowledge, experience, and professionalism were by far the best I've experienced with any other home inspector. I will likely call her back to perform future inspections and testing as I need those services. I highly recommend Homes by Cynthia for anyone in Southern Maryland.

The offer we placed on our new home was accepted shortly before we were to leave on vacation, so we needed to set up our inspection under an even shorter time frame. Cynthia was very pleasant and extremely responsive. She emailed me a copy of her contract so I could review it in advance, and did the inspection within a few days of us contacting her. She was early on the day of the inspection and was completely prepared. She encouraged us to ask questions and was very thorough in how she explained things. She crawled through our attic, climbed all over our roof, and looked at nearly every square inch of our home. She did not charge us for the termite inspection, and I thought her rates were very reasonable. We got her electronic home inspection report the same day, filled with pictures and descriptions. The faucet was on in one of the sinks when she turned the water on, so she came back the next day to take a sample when it had been sitting, just to be sure it was accurate. She even gave us a home care booklet and homemade cookies when the inspection was completed. We also needed an inspection of our underground oil tank, and she referred us to another provider who performed these. We could not have been happier with our experience and would recommend Homes by Cynthia to anyone.
