Carlyn headed a great team for me. We just couldn't lose. Carlyn sold the Baltimore property quickly (while I was in Asia), I was very pleased with the sale price. Once we closed on the sale, Carlyn immediately started showing me properties to buy. A 1031 exchange has very specific financial limitations including that the property be located in 45 days and closing be done in 120 days. We located and closed on a new property in 43 days total. Carlyn is a great project manager for the sale or purchase of any property. I have used her for 11 years and she has never let me down.

Carlyn by far sets the standard for how all Realtors should be. The personal residence we bought was a house I didn't even want to go look at based off the pictures online but she convinced me it was worth checking out and we fell in love with it. She knows her stuff and even our loan officer and title company have commented on how responsive and thorough she is. I will be using her in the future.

We used Carlyn as our realtor when we bought a townhouse in Annapolis in August 2009. We used Carlyn again when we bought an investment condo in Odenton in May 2013. We pushed her hard each time, particularly in 2009, because we had already left California, we stayed in a hotel in Annapolis, and we needed to find a new home in Annapolis as soon as possible. Carlyn kept showing us lots of homes; but, she got a little tired after a few weeks because it was not easy for us to decide. Her focus was to show us homes and she was reluctant to recommend a place. She might have shortened the process if she had taken more time to understand our needs. With her help, we did find a place that we like and were we still live.

Carlyn was wonderful. She was organized, prepared, and knew the steps to take to sell our home quickly and use a wide array of marketing to get the job done. We had an offer the day after the house was put on the market and ended up getting full price. She gave great advice during each of the phases, and in particular on the negotiation. Carlyn is simply fabulous. She is smart, diligent and absolutely the person you want next to you when you are trying to buy a house. She is honest about what she knows, has a great network of folks that can help with the process (from inspections to repairs to moving) and will absolutely go the extra mile to help you get the house you want. We bought our first house about three years ago and I'm positive I'd love to have her on my side when we buy our next house.

In the Spring of 2010, I realized that I needed to move to a one story home to better provide support for an elderly family member. Carlyn was recommended to me by my financial planner. I found a prospective house via the web and set up an appointment to see the property with Carlyn. I had looked at lots of one story homes in the Annapolis and Anne Arundel County area, so was very familiar with neighborhoods,amenities, types of homes etc. As it turned out, I liked the home and with Carlyn's guidance, made an offer. Although my original offer was not accepted, the seller did accept an offer that was about 7 percent below list price. I settled on the home in early July 2010 I then put my two-story house up for sale in mid-July. I lowered the list price twice before selling it in September 2010 (with Carlyn as my realtor). I received about 11 percent less than the orignal (the first) list price. Considering the state of the real estate market (and the fact that I had owned the house for almost 20 years), I was content with the outcome. Could I have sold it for more had I waited for a real estate "turnaround" or become a landlord for a year or two? Probably. But I was more interested in not keeping the house versus being a landlord. Carlyn was a professional throughout both real estate transactions. While these were not the first properties I bought and sold, it is never an easy process. (Particularly if the sellers and buyers come up with surprises during the dealings.) I had complete trust in Carlyn's recommendations and ethics. She was a pro with the paperwork and negotiations. She pointed me in the right direction for a good mortgage lender. As part of her service, she also provided the advice of a "home stager" -- my old house never looked better than when it was being shown to prospective buyers!
