Not well at all!!! HOA and Clagett notified in August 2019 concerning blatant violations of HOA CC&R. Asked for an "on site evaluation of concerns. They didNOT comply but sent out violation notices regardless. Some issues were corrected but the majority. Between the time complaint was made and and real resonse, rats and rodents infested 2 properties due to food waste improperly disposed of and yard waste stored in containers still in violation of CC&R 3 ft rule and containers on property. Rats photographed in neighbors garbage and gardens and on front porch. HOA/Clagett stated that all problems were a State and local issues. Letters from County Attorney and State Attorney General specifically state, responsibility of enforcement goes to HOA/Mgmt Co. Residents advised by flyers of problem and HOA lawyer sends threat of Libel-Slander lawsuit if I persist. Rts increase to multiple properties, violations continue now in mis-December 2019. My complain is considered "confidential" so I am not entitled to HOA findings yet violations still exist and increased. Rats infested another house. Ignored by Clagett and MCSA.

Terrible! We were threatened with a Slander and Libel Lawsuit after we informed residents in our development of violations of the CC&R written in our HOA. We asked for an inspection. They did not! They did issue letters for correction but neighbor only resolved a few of the blatant violations. In the meantime, 1 violation drew rats and rodent infestation, which still exists. Most violations still continue. We were threatened with a lawsuit of Libel and Slander if we continued to inform residents of reoccurring problems. Our local newspaper, The Frederick News Post, wanted to do a story of the problem. ONLY THEN, when Clagett Mgmt was called by reporter, did Clagett and MCSA respond on site. We were then again threatened with legal action. We were also denied the results of our complaint. They were confidential!!! Yet most violations are still in place 4 months later. Because we,as paying residents, we became practice in the care, safety and enforcement of the HOA rules, we have now been labeled fabricators, liars and crazy! Other residents on our street have now incurred the rat and rodent infestation far more than we. The HOA and Clagett Mgmt refer all violations of specific CC&R rules to the State or County. NOT SO!!! We have letters from the County Attorney and Maryland Attorney General stating that "said enforcement of specific CC&R in a HOA Agreement are the SOLE responsibility of said Management Co and HOA. As stated..violations still exists and have diminished our property values. The residents within the development DO NOT WANT TO GET INVOLVED despite viewing ongoing problems.
