We worked with Ryan Lowry at First Mariner. His home office is in Bel AIr, MD but we met him downtown at their Canton office for 2 of the 3 meetings. At first we worked with him to see the amount we would be qualified for but we weren't looking to be 'mortgage poor' so we worked backwards stating with or desired monthly mortgage payment and then calculated what price range we should be looking for. Once we found our house, Ryan worked with us for several weeks to analyze the market and see if we could get a 'float down' on our rate. This is a service they do once for free and can save a ton of money if the market changes. He also helped us understand the differnt types of loans and what we would need at settlement and explained the other costs that go into the mortgage payment. We really thought Ryan was very approachable and understanding about our finances. He was very knowledgable and never got annoyed with our endless amount of questions. I highly recommend sitting down with Ryan for a consultation before choosing a lender. We would buy with him again without hesitation.

Buying a house is such a roller coaster ride! I think the trick is to surround yourself with the best professionals possible and then hope you've put your trust in the right people. Tom, Tracie and Danny all worked very h****** our (modest) account, always made time for questions, and were just great throughout the process. They were easy to trust and even months later, looking over the final product (our mortgage terms), I can see that they really worked hard to get us a great deal! I highly recommend the whole team!
Description of Work: I was referred to 1st Mariner Mortgage by my real estate agent. I was really impressed by their commitment and patience. I worked closely with Tom Horstkamp. We met and I submitted our initial documents so he could work up some scenarios to let us know how much house we could afford before we went shopping. Later, when we found the house we loved, Tom worked diligently right up to closing to see if he could get us a better interest rate or a better PMI rate. Tom was very responsive to all my questions and was willing to explain things more than once until I understood all of it. I also worked closely with Tracie Duerr to get all the documents she needed to submit to the underwriters. She was very calm and patient. At one point, I mentioned I was stressed and she calmly explained that it's her job to get stressed and worry about all the "what ifs". I can just sit back and relax. That's not really in my nature, but it did take a weight off my shoulders. Naturally, just days before settlement we learned that house were buying didn't appraise for the sales price we'd agreed to. The seller was boxed in by their current mortgage. Danny Gough is their specialist in this area. As he admitted, he gets called in for the "bad news". But Danny was also very calming and outlined the available options, and that helped me absorb the news and create a plan of next steps. We were able to work something out with the sellers, so it all worked out and we bought the house (and love it)!!
