Termite Inspection was done on the home in Howard County. Joseph Clark stated in his report that there was no visible evidence of previous termite treatment and no visible evidence of wood destroying insects. The seller's of the home had previously treated the home and there was visible evidence out on the deck and other areas of the home.
When the buyers moved in and begin doing some minor renovations, they found that termites had completely damaged the main support beam and the joists in a section of the home that is built over a crawl space with no vapor barrier. The crawl space was obviously never checked by Annihilators. The damage is so bad that two contractors have advised the new owners that it may be cheaper to tear down that section of the house than it would be to make the repairs needed to insure the home is structurally sound. I WOULD NEVER USE ANNIHILATORS FOR A TERMITE INSPECTION.
Disappointing performance. Annihilators Inc of MD conducted a pest inspection for us as part of the inspection process for our home sale. The inspector, David, was very nice and professional. He notified me that the only pest evidence he found was four holes in our deck as evidence of wood bee activity. This was noted on his report as well as a recommendation for treatment, which Annihilators wrote they could perform for $160.00. The price seem high and I contacted another local pest control company and spoke with their entomologist. The entomologist quoted their price for treatment, which was less than half of $160.00. The entomologist stated that writing the finding of wood bee activity on the report was appropriate, but that recommending treatment was not. He said wood bees were not active in the Fall, at the time of the inspection, and further that if treated now it would not prevent wood bees from coming back in the Spring. However since the report recommended treatment, I was required to pay for “treatment” or else the house loan could not be completed as evidence of treatment was required. The entomologist also noted that I should have received a graph showing the location of the pest evidence, which I had to call Annihilators and specifically request. The entomologist noted that some pest companies make a lot of their money conducting “treatment” they say is recommended following an inspection for a home sale. Annihilators did offer to “work with me” on the price, but only after I had called to discuss the treatment. Given their questionable recommendation for treatment, their high initial quote for treatment, and their lack of the required graph, I can not recommend Annihilators.

I would have been happier if the report said there was damage. But it did say to contact a pro to determine the extent of the damage. So, I really can't complain.
They did come back out and show me where all the issues were. which was very nice and more then anyone can expect for a cheap inspection..

I wanted to pull out everything to go over the paperwork. The only thing that I have for the property that was stated was back in Jan 2011. Furthermore, I am a bit confused to the fact that their was amount of $40.00 ( we do not have anything in our fees that reflect that Amount) Again, we do take it seriously especially this matter that was mentioned....
