When I called him (based on a reference) I questioned if he could handle the job.  I told him it was a roof top unit.  He said he could handle it and would let me know.  He contacted me promptly telling me of the locked rotor and telling me he could not do the job, he didn't work on three phase units.  I asked what I owned him and he said nothing for the diagnosis.

I spent six months finding a contractor to replace the unit.  When they did the first thing the did was call me and tell me #4 was a working unit (they didn't check it, only told to replace it).  As I learned, the bad unit was #3.

I am under the impression he never went up to look at the unit, that is why he didn't charge me.  The tenant would not pay for a different contractor to diagnose the unit, saying they didn't pay for diagnosis.

I am now left with a dying unit that I may have to pay for.

Very disappointed, if he did not want to look at it, realizing it was job too big for him, I would prefer the truth.  Not what I was expecting to hear.

I did hire him for work after this and he "took" care of the repair.  Tenant stopped complaining.  This was prior to the "(un)broken unit being replaced and found to be functioning.  That is when they told me the bad unit was #3

Response from FARRELL MECHANICAL
"Farrell's informed {removed member name} on frist contact phone call that the company did not work on commerical roof top units. {removed name} said he was in a bad way! and would like for a company to show up at his tenants. Farrell's did this for him, went on the roof and called him from there to inform {removed name} the unit was 25 years old, and beyound repair-for the money. Farrell's left the job having told {removed name} there would be NO CHARGE and to call the company he has been using. {removed name} called later that year ?2012 and asked Farrells to fix a flood from the ceiling. It was a illed condensate line install by others on the ROOF Farrell's made repair. For as little as $200.00 Most Companys have a fixed cost of $275.00 just to get on ROOF. I am sorry about any misunderstanging 2 years ago."

Ferrell Mechanical is a small Dundalk based Father & Son home heating and air conditioning company. He runs his business from his house and truck. He is very experienced in his line of work and his son is a good hard worker, leaning the trade. I trust him, he worked a few jobs at my elderly invalid sister home and did good work, fixed problems and did not take advantage of my sister's lack of understanding of work needed and work not needed.  I followed up on his work, and his handling of several problems and found good value and integrity in all he did. He is now doing work for several of my family members and a few neighbors. And all are very happy with his work and honesty. I am a very experienced in all mechanical and electrical work, but I just do not have the time to fix everything myself for my large family. So as soon as I asked to do a job for family, that he can do, I call him in to take over and he does thee job as good if not better then I could.  Best part is I trust him to troubleshoot a problem, fix the problem and not just find little BS problems  to charge you parts and labor for. The Family has spent a few thousand dollars with Him, including one total replacement heat pump system and emergency NO HEAT and NO A/C calls for help  and he has done just what was needed to get homes back up and running quickly.
