PROCHEK HOME INSPECTIONS

1. Hot water - the flow of hot water to the master bath was inconsistent.  The inspector, Tom Short, determined that the cause was related to the gas hot water heater.  He suggested I have the efficiency of the burn and the burner checked as well as some other possible issues.  I contracted through my Home Warranty company to have these items checked and get the problem fixed.

2. Leaking overhang - Tom made a visual inspection of the situation and determined that water was migrating from the "J" channel at the bottom of the siding system into the soffit and is leaking through.  Tom provided several specific recommendations to remedy the problem and the order in which I should try them.  For reasons not related to either this contractor or his findings, I have not yet had this problem rectified.After the inspection, Tom sat with me to explain all that he had found and his recommendations for each issue.  Additionally, a couple days later I was provided a written report of the evaluation of each problem and the related recommendations. 

I needed a home inspection performed prior to buying a townhouse, so, impressed by Prochek's website, I made an appointment with them. I arrived at the house early only to find Andrew Warde, the inspector/owner of Prochek, on the roof of the house giving the roof a comprehensive inspection and shooting digital photos of everything he referenced in his report. Once back on the ground, he encouraged me to shadow him throughout his inspection, and to ask as many questions as I had. The exceedingly comprehensive inspection lasted almost 3 hours, resulting in a detailed report posted to the Prochek website for me, along with anyone I designate, to access. The report was 30 pages long when printed out and there were high quality digital photos of every aspect of the house discussed within the report. I was extremely impressed by the detail and professionalism exhibited by Mr. Warde, and I highly recommend him to anyone seeking a scrupulously thorough home inspection. Days later, Mr. Warde continues to answer all my subsequent questions. My home inspection report will remain on his website for five years.
