This was my first home purchase, so I have nothing to compare it to. Maximum Title seemed to do a professional job, and I had no serious complaints about the company until the following January. That's when I found out that they had grossly underestimated my escrow amount. My escrow suddenly (literally overnight) went up $300/month without any warning (on Jan. 1, 2009)! It took me quite a bit of investigating to find out what happened. But I finally found out that Maximum Title (as well as my mortgage broker and lender) had underestimated what my property taxes would be for that year (2008). So now I was being expected to not only pay the higher taxes for 2009 and into the future, but also to pay the back taxes that I had (unknowingly) underpaid for most of 2008! (My lender laid out the difference for me... but didn't tell me they were doing so! And then suddenly I was informed that I had to repay them!) Maximum Title refused to take any responsibility for the underestimate they (and my mortgage broker) had given me at the time of my closing. When I called the Howard County Tax and Assessment Office, they informed me that Maximum Title (as well as my lender and mortgage broker) could easily have found out exactly what my actual property taxes were going to be by making the same phone call I had just made!
Description of Work: First... I don't know the correct figure for how much they charged me. I don't have time to go though the wads and wads of paper involved in my closing. The $3000 figure quoted above is a fairly wild guess, just to put something down. (Sorry.) Maximum Title was the title company I used for the closing on the purchase of my new condo in March 2008. They were recommended by my realtor, who is with ReMax. Maximum Title and ReMax have some kind of relationship/connection. (I had to sign something stating that I understood that.) And they operate out of the same building.
