I wish to highly recommend Michael Shannon and his company, Managed Renovations, to anyone considering a home renovation or construction of a new home. We engaged Mr. Shannon in 2007 to provide preliminary construction advice and then to act as our construction management consultant so we could effectively act as our own general contractor for the actual construction of our new home in Chevy Chase, Maryland. He was involved in every aspect of the project from reviewing preliminary plans and final permit drawings, to preparing an extremely detailed estimate of construction costs, to recommending skilled and very capable trade contractors for all of the required tasks and then scheduling and supervising the contractors that we hired to do the actual construction of the house. He coordinated and oversaw all aspects of this project in a very efficient and timely manner. He maintained a wonderful working relationship with me and my wife and everyone associated with the project. Our architect was very impressed with his construction knowledge, creativity, and attention to details. His interaction with our contractors, architect, engineers, county agencies, and utilities was exemplary. He was able to schedule and coordinate seamlessly the work of the myriad suppliers, construction trades, county inspectors etc. that all are necessary for a fast, efficient and satisfactory construction project with nary a hitch. Whenever any unforeseen events or unpredictable situations presented themselves, which occur in any large construction project, Mr. Shannon always resolved these situations with grace and aplomb. Mr. Shannon was never shy about suggesting alternatives that could save us money and/or result in a better product. For example, Mr. Shannon suggested a pre-cast concrete foundation construction technique that resulted in substantial cost savings and a stronger, more resilient foundation. He also suggested we have our excavation and concrete contractor install a specialized interior and exterior foundation drainage system so that the frequent, heavy rains we get in DC would never result in a drop of water in our basement. Over the twelve plus years that weâ ve lived in the house, and through may violent storms, weâ ve never had a drop of water anywhere in the house. This attention to â doing things the right wayâ is a value and practice that is lost on much of the home construction industry today. I cannot overstate his diligence, attention to detail, and his determination to help us build the house of our dreams. He was available anytime, day or night, to meet with us, and address any questions or other aspects concerning construction. His creative suggestions, integrity and willingness to â sweat the detailsâ is utterly beyond reproach. Often, on weekends and sometimes even late at night, we would see him at the construction site, reviewing the work our contractors had performed, to be sure that they had done their jobs correctly and that the house was durable, structurally sound, and a product for which he and we could be justifiably proud. And for this work, he never charged an extra penny beyond that which was called for in our building services consulting contract with his company. Finally, by enabling us to act as our own general contractor for our project, Managed Renovations allowed us to build our new home for less cost, less risk, and with more control (just like Michael told us he would help us do)! In a word, Mr. Shannon and Managed Renovations was the best!
