flooring in the 2nd level/bedrooms/ and staircases, and had a great
experience with them. We just purchased a house and had a very short
window of time within which we needed our floors installed, and
Patrick/K&K accommodated us in a very timely manner! We used
Angie's list and Checkbook to find them, and compared them with several
other companies in the area. They were by far the most reasonable for
hardwood flooring in terms of price, installation date/flexibility, and I
believe they offer a 3 year installation warranty (vs. other companies
offering only 1 year). Patrick also seemed alot less "sale-sy".
The
previous home owner had installed engineered wood floors in the main
level of our town home, and we wanted to color match the existing
floors with the new flooring, but gave up on that idea pretty soon after
we started looking at flooring. We ended up picking K&K's Bruce
Manchester hardwood in a gunstock color (which I believe is one of the
most common colors). I mention this because, if you are trying to match
existing hardwood to your new flooring, and are picky about it, I would
ask for more floor samples, etc.
In anycase, our floors look amazing, and we were very pleased with K&K.
We would DEFINITELY use them again!!
On the first day of service, workmen spend a long time preparing my kitchen so dust would not enter the rest of the house. All the work was done efficiently with workman cleaning up the kitchen each day so that I had access to the kitchen in the evening. All of the workman were respectful, friendly and fine to have around while they worked.
The refinishing and sealing was all accomplished in three days as described. Rudy checked with me to ensure that I had the stain color on my floor that I wanted and was able to deal with my initial indecision professionally. He wanted us to be very happy with his work.
My floor is gorgeous and more beautiful that I expected as promised by Rudy. He went the extra mile with returning later to properly sand and install the correct pads on my kitchen chair legs and table so they will not scratch the floor.
I was so pleased, also, that Rudy made the whole process so easy for me. I have heard how sanding floors causes dust in the house and therefor creates housecleaning work. It didn't happen. If you are hesitating because of the potential mess, don't. Plus, Rudy and his men do outstanding work with attention to detail and beautiful craftsmanship.
"We regret that the customer chose to leave this review after our good work at their property and additional effort to make them happy. The customers steps were poorly done (stained and finished) by another company, and the post needed restoration. The reason this work needed to be an hourly charge is that it is detailed work- including the post restoration, refinishing handrails with a detailed profile, moving and replacing the balusters, as well as the supplies for the restore/refinish. If it was a flat rate we could have over or under charged the customer. We believe customers should get what they pay for. We gave the customer a good faith estimate of between 30 and 40 hours up front for budgeting purposes. The simple work on the steps could be accommodated by a standard fixed charge. The first time we used the same stain manufacturer and color that the customer had in a can of stain at his home at the request of the customer. We asked for the customers approval, which he acknowledges that he gave. His spouse later did not approve, he acknowledged his mistake and asked us to redo the steps in a different color. A second contract for an hourly rate for this work was signed, and we accommodated the customer in our schedule to do the work immediately. The second time the customer's spouse asked us to match the prefinished floor. We went above and beyond to provide 12-15 samples of custom mixed stain for her to choose from. She agreed that the color was a very good match. The steps are oak, the posts are poplar, and the floor is prefinished maple. The grain of the wood will never match, which affects the way the steps look. And, when a customer chooses a color we use it as was the case here. They could have asked for more samples if they did not approve of the color. When the customer requested the work be redone he agreed to have all of the work done through an hourly charge. The hourly cost for the steps the second time included sanding, staining and one coat of finish. We included the other two coats of finish in the original $900 charge for the steps as a courtesy. We combined both contracts into a single invoice for the customers convenience. We also included the 5% Angie's List Discount on the hourly work even though we normally do not include it on hourly work. The 5% Discount was always included on the rest of the work. We did not double bill, there was only one $900 charge invoiced for the steps not two. In the end the customer threatened KK Hardwood Floors with a bad Angie's List review if we did not charge him less. It is not ethical to charge one customer less than our other customers for the same work which was completed well and fairly. It is very telling that we have no other reviews making the same accusations. It is also telling that the customer was very happy with the steps when we left the job site. 1) To restore the floor and extend the hardwood be extended throughout the kitchen.
2) Install a new plywood sub-floor in the two rooms so that the two floors would be level even if different materials were used in the two rooms.
Ruby was very quickly able to provide both quotes and walk me through the pros and cons of each. He also answered all of my questions with and obvious passion and great knowledge of floors.
Ultimately I decided to just go with the new sub-floor in both rooms (this was purely a personal preference). Within in a week of his original visit Rudy was able to send his team to my house and complete the job in a single day. The team was very professional and did a great job. They used 3/4" pine plywood (not reclaimed wood) with a tongue and groove. They also took the time to clearly mark all the rafters and glue and screw each piece into the rafters. When the job was done they left the job site even cleaner than they found it.
Even though I decided not to have Rudy restore my hardwood floor I'm glad I was able to have such a professional and quality team complete my flooring project. While Rudy was there we took a quick look at some other hardwood floors the previous owner covered up with rugs. I'll definitely have KK Hardwood Floors come out and restore those floors when I decided to move forward with that project.
Rudy was a pleasure to work with: he was always responsive to our calls, provided a detailed estimate and invoice, performed the work on time and left everything clean. He was also very flexible in waiting to finish work and stain the new board a few months after he did the repair, as we needed to wait for a time that we would all be away.
I also asked Rudy for advice on how to fix other issues with our very old floors - to make them less squeaky, and what to do about some of the cracks. I found him to be honest about what we thought could or couldn't be addressed. I will definitely turn to him again when we decide to solve those issues.
Very efficient and professional. I coordinated all of this from out of
state and when we arrived at our recently purchased home in Bethesda
MD, everything was done as expected.
Rudy came out and assessed the scope of work to re-finish 3 levels of
hardwood flooring that was originally installed in 1993. He took pictures
for me, created samples of different color stain options and every time
was very detailed and always accessible via phone and or email which was
essential for this long distance coordinating.
I can't emphasize enough that these guys are top notch, they go above
and beyond what is expected and are genuinely concerned with quality and
work hard to ensure you get quality within a reasonable time frame for a
fair price.
