This is the second time I have used Danny and he is fantastic. Last time he saved me from a messed up foundation. This time he affirmed that I found a really great house, but identified 1 significant and about 6 minor but important problems that needed to be addressed (aside from a few I could determine). His expertise is second to none and he's a great guy to spend 4 hours with. If I had to buy a house every week, I would have him do every inspection.

I am a first-time home buyer looking at a fairly new town house that the sellers had not really been taking the greatest care of and having seen the town house numerous times before the inspection, I certainly made my observations.  Instead of going with inspectors my agent recommended, I wanted to go with one I found on my own and boy, I was extremely pleased and have told ALL of my friends and colleagues about Danny and if you cannot tell, I HIGHLY recommend him.

Danny was a true professional from the first time that I spoke with him on the phone to the conclusion of the home inspection.
He was able to schedule a home inspection within a few days of my request.  He was punctual and very professional throughout the time he spent with my wife and I during the inspection.
He encouraged questions throughout the home inspection, and was very educational throughout the process.  He found significant previous water issues in the basement of the inspected home that was not acknowledged in the seller's disclosure.  There was previous termite damage and roof damage that was also not disclosed.  He found numerous other less serious problems, but because of his thorough inspection, we did rescind our offer to buy the home, and will be forever grateful to Danny.
I was truly impressed with his knowledge and honesty throughout this process.  His price was significantly less than previous quotes I had received, and his very fair price included a radon test.
We will definitely use him again in the future, and I would highly recommend his service.

Danny was at the house before I got there, and I had the inspection report by the time he left. I'm vaguely handy, but an avid learner, and followed him around asking questions about everything, from the recommended maintenance of a sprinkler system, to the way PVC supply lines tend to fail. Danny was very outgoing and eager to answer my questions. The inspection took a long time, but that's probably a good thing. This was a good experience, and a great introduction to my new house.

Danny's service was excellent, and made the difference for us to win the bid on a house over competing offers without a pre-inspection. Danny made himself available with only a couple hours of notice, and his pre-inspection was both thorough and comprehensible. We cannot recommend him highly enough!

Thank Goodness for him and his passion for what he does.  Did a much more thorough inspection  than the inspector that I used at my last home purchase . The difference was truly like night and day in quality of work. He did a great review of the electrical system and found difficulties,  went to the HVAC and water heater teaching as he went. Went into the attic, took photos of problems and was great at giving clear, blunt , non CYA answers. Very, very thorough.

We were purchasing a flipped house in Washington, D.C.  Because it was flipped, it was really important to us to have a high quality, experienced, and independent home inspector.  The home inspection lasted four or five hours, and it was very thorough.  I did not like that he typed up the report in the house, which took about an hour and a half itself.  It was frustrating, in part, because I knew we were paying him per hour.  That said, we got a very good product.  This was the first home inspection I had, so I can't compare it to any others.  He was the highest estimate we received, and I just don't know if a less expensive inspector would have been as competent.  The inspector found a number of  things the developer should fix, and we were able to get many of those things fixed.  I wish I had called the inspector back to check the "fixes."  All in all, six months later, there haven't been any surprises with the house.

Background:
This was our first home purchase and the house had been under 2 contracts before, both having been voided through the inspection contingency.  Based on our interaction with the sellers we didn't trust them much and we knew they hadn't maintained the house very well in recent years.  As such, we knew we needed a very knowledgeable and exceptionally thorough inspection service. 

About Danny's Service:
Danny's service was exactly that.  He was very prompt in replying to my voicemail--even when we played phone tag for a day or two-- and he arrived early for our inspection appointment.  Danny was friendly and took time to clearly explain the many issues he found during the inspection.  Danny went above and beyond by checking in access panels, looking at the new (and improperly installed) roof, and performing a chimney inspection. 
I give my strongest recommendation for Danny, as he was critical in helping us understand what work needed to be done in the immediate and short term in our house.  This put us in a better negotiating position and also helped us feel more comfortable with our final decision to buy the house with significant seller credit as a result of the inspection.
One final note about pricing: Like most inspection services, Danny's pricing structure varies and is more or less based on the size of the job performed (i.e., the size of your house/ the inspection job).  Our house was fairly small, but I asked for an estimate (based on square footage) over the phone and Danny gave me a quote.  When it came time to pay, he honored it, no questions asked.  In the middle of a rather stressful process, it was great to work with a good, honest person who didn't need our business, and thus had no intention of upping the price at the last minute.

We selected Danny Patkus for our home inspection based on the recommendation of our realtor, and are very happy with his work. He conducted inspections on 3 homes for us until we found the right home. He arrived on time for all three inspections and was very thorough. Most importantly, he was brutally honest about the condition of the homes. As first time home buyers, my husband and I appreciated this very much. His fees are very reasonable as well.
In one of the homes he inspected for us, he encouraged us to terminate the inspection quickly since there were so many code violations in the house. He simply didn?t want to waste our time and money, and charged us less than half his regular fee. Most other inspectors would have conducted the entire inspection and charged us the full price. I would highly recommend Danny
to anyone buying or selling a home in the area.

Danny did a terrific job. Super-thorough and offered information above and beyond the inspection itself.  He even got a window unstuck that has been stuck for years! Can't recommend him highly enough.

We hired Danny to do our home inspection based on his grade here on Angie's List. He certainly lived up to his reputation. We scheduled the inspection for 10 a.m., and when I arrived at 9:50 a.m., he was already done inspecting the roof. Danny told my wife and I that he would be brutally honest about the condition of the house and that he would treat us like his own children. He definitely made us feel comfortable throughout the entire inspection and answered every question that we asked along the way. Danny was also honest about some of the major concerns he had.

Danny has my highest recommendation. He was able to identify issues with the construction ? some minor, others not so much ? that I am confident would have slipped by a different inspector. Danny makes you feel that you have your own personal expert on your team when dealing with a builder who has every incentive to cut corners. Although my builder pushed back a bit when I first went over the results of Danny's inspection with them, they eventually agreed to correct all the problems that Danny noted. In no small part, they were clearly convinced by the fact that Danny had prepared me prior to the builder's meeting with all the technical documentation and knowledge I needed to show the builder we knew what we were talking about.



After my meeting with the builder, Danny followed up with me several times to check on the progress, ultimately culminating in his making a second trip to the house to reinspect it and give me the assurance I needed that the builder made the appropriate modifications to remediate the problems Danny identified.



Danny is a class act, all the way around. Highly recommend.

He was very good.  He came in, spent time, and looked carefully at the construction issues I had and sent me a full report.  He was pleasant and accommodating. 

Danny Patkus came out to complete a home inspection on a home I recently purchased.  Before he even came out to the appointment Danny wowed me with his flexibility and understanding when I needed to shift the appointment time because of the seller's delay in providing a signed contract.  He is professional, experienced, and most importantly, passionate about his job.  I felt like I had someone helping me who actually cared about my investment in this home.  Danny was candid with me about the reality of the fixes and even helped me to create a plan of attack when it came to making repairs.  During the home inspection he was thorough, honest, and punctual. He walked me through every thing he inspected and took the time to break things down for me when explaining because I am a first-time homebuyer.  It's already stressful going into a house you love to find out all of its flaws, but having Danny by my side helped me to walk away with a clear understanding of what I was getting into so that I could make the best decision.  He even went out of his way to remind me to call him if I ever had any questions down the road after I moved in and offered to come out again, if needed.  I'm not sure if that meant at no cost to me, but I'd be willing to pay again to have someone I trust fix my home.
If you are looking for a home inspector that won't gloss over the reality of what you're walking into and genuinely cares about your investment, you should go with Danny.  He was worth every penny and I would have paid him more if I didn't have home repairs to make.

He inspected the electrical panel, roof, attic, furnace, A/C, basement, deck, and all rooms of the house.  He found (1) a cracked heat exchanger in my gas furnace so I had to get that replaced, and (2) he found some wood rot on my deck that I need to fix as well.  Fortunately he found that the roof is in excellent condition.
