The pre-priced radon testing that you purchased provided testing by our trained and NRSB-certified measurement specialist/lab. We didn’t use a "radon kit;” we placed 2 calibrated test instruments that are EPA’s devices of choice, and followed very specific test protocols, all to assure accurate test results not skewed either false low or false high. He looked over absolutely every inch of the house, inside and out, and talked us through everything he was doing, why he was doing it, and whatever notes he was making for his report. He gave us a lot of tips and suggestions for improvements and how to do them, especially painting. It is an older home, built in 1950 and we had a lot of concerns about structural integrity, but Robert was very confident in his assessment that the structure and major systems were in good condition.
Robert was extremely knowledgable and a really nice man. He is a talker! Communication is definitely not a problem. I would use him again and recommend him to others in a heartbeat.
Larry did the most thorough job on an inspection that I have every had. We are in the process of buying a 35 year old home and were very concerned about the age of the house. The only negative was that he arrived 20 minutes late but he was very apologetic and I did not feel that he short changed us on time at all. We started with an inspection of the kitchen in which he found a few minor issues. Then moved throughout the house. He provided a great breakdown of the deficiencies that he ffound. Which ones were probably going to be expensive to fix, which ones were easy to fix yourself, etc. This made the decision on easy for the process for determining which deficiecies were ok to live with and accept as-is and which ones needed to be remidiated by the owner. The biggest issue was that he found mold in the garage and air handling unit. Mold could be a big problem costing thousands of dollars to fix. He saved us a lot of money and I would definitely use him again and recommend him to family and friends.
I can not expect more out of the fantastic service.
He was running a bit late for the appointment as we were scheduled significantly further south than his office location, and during the hellish DC rush hour. When he arrived he went immediately to work, spending the next 3 hours going over every inch of the property, and explaining what he was looking for along the way. He answered every last question (and believe me, I asked more than my share!) and gave us additional info that we didn't even know to ask for. His experience was absolutely invaluable.
And I had a good time doing it.
I would definitely recommend Larry's services to anyone in need of a home inspection, and we'll absolutely use him again.
The property I was buying is a 10 year old townhouse that looks really new to me. Larry spent 3.5 hours on the inspection. He inspected the foundation, structure, roof (visually from ground), A/C, heating furnace, utility box, attic, and everything inside and out.
Larry found lots of problems of the house, such as water damage on the roof edge, garage door does not reverse automatically, fire sprinklers have gap, some windows have broken seals, etc. Most importantly, he found a mold problem in the basement. He took samples of the mold and sent them to the lab for a report, which comes out in 3 business days.
I say "most" because roof was not inspected beyond visually from the ground (did not bring a ladder), and the attics weren't physically inspected (inspected w flashlight from the scuttle hole).
The price was most reasonable of all the ones I had contacted.
He did not use infra-red imaging device. Old fashioned flashlight, electricity detector, screwdriver, etc.
It did take a while to get a response for a followup question (couple of days), as he had not wrote down the problem with the condensate pump.
Report was scanned and sent via email in PDF file, with handwritten notes (which needed some deciphering). Pictures were included where appropriate for any issues.
Great inspector, but it was a bit like inspecting w your old neighbor. Plenty of stories, very entertaining, but sometimes I wished he would explain what he's doing more. My preference would have been for a science lab report type instead, but my wife liked his folksy charm and I have to admit he was easy to talk to and answered all questions in detail.
All in all, I think i got my money's worth and more, and I highly recommend Affiliated Inspectors.
