Using Angie's List, I selected a local appraiser based on the comments shown in Angie's List. I called and left a message for Mr. Orman. He returned the call right away. We discussed what was needed and the time frame and he was able to accommodate my needs. I needed an appraisal for the Probate Court. This type of appraisal is different from a Real Estate appraisal. All total, from the point of my call to the actual appraisal took 5 business days. He can receive payments electronically and via smartphone. In my case, I mailed my check. The USPS was more of a hold up, however, everything was received on time and fulfilled the request of my Probate Attorney. Also his cost was generous and reasonable.
He and his assistant worked quickly and professionally. I recommend him and will use his services again. He was a truthful and respectful and made the entire experience a smooth operation.
Mr. Orman was easy to communicate with, listened carefully to what service I required, and agreed to take the job, but only on the condition he could find sufficient comps in my area for the appraisal. He struck me as a man of integrity. Within days he viewed the property, and provided me a professional report of approximately 30 pages. He also offered to adjust the report for changes in the market if a long time passed before selling the property.
I assumed the fellow who wanted to buy my house would offer a price below market value. However, his offer was absurd when compared to Mr. Orman's appraisal. We consider it money well spent.
Separately, even though I twice pointed him to a comparable very near the house being appraised, he did not include the nearby comparable house in the appraisal process.
