STRONGLY suggest that you do NOT engage this company for property management services. Mr. Ruggieri was happy to process the rental payments, however, he very poorly handled the problem tenant I had, who had not paid rent or not paid on time for all but one of the months in which he managed the property. He claimed to have submitted requests for judgment to the Maryland Rent Court, obtaining four judgments against the tenant and for which he charged me for his services. A search of the rental court database revealed that the judgments were not filed. I requested written evidence of the filings several times, which were never provided. This explains why each time I tried to motivate Mr. Ruggieri to exercise my right to evict the tenant, he would refuse, saying one or more additional conditions needed to be met to "lawfully" do so. I finally hired an attorney to evict the tenant and only then did Mr. Ruggieri start cooperating. After Super Storm Sandy, when there was damage to my property, I learned that the tenant had illegally sublet the home to her son, daughter-in-law and child, which was not allowed under the terms of the lease. These squatters also had a German Shepard Dog, which was also not allowed under the terms of the lease and which required an extra deposit and pet rent. Even when I observed this myself, Mr. Ruggieri would do nothing to enforce the terms of my lease. He also never inspected the property after he was made aware of these issues. As a result, the tenants did not report many repair issues to Mr. Ruggieri, which have cost me thousands of dollars to remedy. I cannot recommend Goldstar Select Realty for property management services.
