I own a co-op in a Lenkin managed building and have owned a co-op in that building for over 10 years (two different co-ops in succession).I have never had anyone from Lenkin respond to a service request in a competent manner.Our co-op fee is $2000 a month (which does include property taxes and building insurance and water and some other things besides their "services") and I don't know what I get for it. They vacuum the hall carpets daily and polish the door daily, both a waste of money (a couple of times a week would be plenty).My list of issues with them are: (1) when I ask to have the water turned off to my bathroom over a day in advance so plumbers will work they fail to do it after emailing me and telling me it would be done, (2) when they email me they sometimes send email to non-existent email addresses, (3) they constantly enter apartments without notice to or permission from owner; (4) they let a vent exhaust pipe on the roof be uncapped and flood and destroy floors and fixtures in several units; (5) when I pay them months of co-op fee ahead of time if I label the checks by month and "skip" a month in the LABELING they then declare me "delinquent" when that month comes around, even if they are holding several thousand dollars in future payments, (6) when they undertook a project to fix pin hole leaks in the whole building they left two showers and one of my sinks dripping and claimed they were not responsible, (7) when they investigated pin hole leaks they cuts holes in my hall to a neighbors plumbing and re-drywalled but did not repaint, (8) when they rewired the building to individualize Comcast wiring to each unit they skipped me and I had to spend $500 to do it myself.I work in property sales and leasing and have renovated and flipped condos. I have only seen one company more incompetent than Lenkin management in DC-MD-VA in the past 20 years.
