He is on Angie's List. He actually has worked twice. I had a second job done and I called him immediately.
I contacted three of the asbestos removing contractors that are top rated in Angie's list in the Boston area. One never responded. the other sent someone who didn't speak any English (I found this odd given people who need asbestos removed probably have a ton of questions and probably want to ask them in English; still, I know enough Spanish that I was able to conclude that his assessment was the same as the one from Dudley Services).
Dudley Services was, by far, the most responsive and helpful. Sam was wonderful - during his visit to produce the estimate, he took the time to do a really thorough inventory of where asbestos likely was in my home and to explain the risks. He's a fountain of knowledge on asbestos as he's been doing this for thirty years. Maybe most importantly, he got me to stop being so anxious about the whole thing.
There was visible asbestos in a heating vent that I'd noticed while cleaning. He confirmed that there is asbestos on the outside of all the heating vents in my home, but also told me that this is quite common and not a source of concern as long as it isn't exposed and is fully contained in the walls. The asbestos was only visible in one heating vent because it had become dislodged when new flooring was put in. Sam simply covered the whole area in fiberglass sheets, and then on a second visit covered the whole thing with this special plaster/paint stuff (don't know what it was). The asbestos is now fully contained on the outside of the the heating vent again. The air that comes from the furnace doesn't touch it.
I am *extremely* happy with the work that Dudley services performed, and the price was right.
I selected Dudley Services from other estimates because of the time and care that "Sam" put into
the walk through of the area with me. He educated me about the process, and we were able to talk through
work that needed to be done. He noticed asbestos in areas that other companies did not mention. He was professional and responsive.
Since the project involved asbestos, I was not able to see the removal in process. The area was sealed. I greeted the workers,.
and opened the bulkhead. A few hours later, the doorbell rang, and an inspector told me that the company had done a great job, and that the follow-up testing of the air was pretty much perfect. I hadn't even known that the work was finished, or that the inspector had arrived. I had assumed that the work would have taken longer.
The entire experience was a very positive one, and I would highly recommend them.
Sam must have spent an hour in the house with me, going through not just the basement, but every closet. We knew the pipes in the basement were wrapped with asbestos, but we were worried that a lot of the old floor tile was also asbestos because our inspector had warned us that it could be. At sight, Sam said he thought that old tile in those closets (and under the attic rug) was probably too old and would have pre-dated asbestos tile. He took samples of that tile, and even got a crow bar to pry up some (non original) wood flooring in another room so he could see what tile had been used in between. (The kitchen of this house had -- no exaggeration -- four layers of flooring, and Sam got samples of each.)
The tile samples came back negative, so the only asbestos was in the basement. The pipes had been covered with a dropped acoustic panel ceiling, and Sam was going to have the crew remove that so they could get to the pipes. By the time we were able to schedule the remediation, though, we'd had those ceiling tiles removed by a demolition crew, so Sam generously agreed to give us a break on the bill, since his prep time was going to be a bit shorter.
Sam arrived exactly on time for the estimate, provided the estimate quickly, got the permits as quickly as is legally possible, his crew arrived exactly on time on the day they'd scheduled for the work, and were exactly on time the second day, too. They finished mid-afternoon on day two, as scheduled, and the crew walked me through the basement to show me the work they'd done. The basement was cleaner than I'd ever seen it. There's a pretty nasty paint smell in the house right now, from the paint they spray on the pipes to seal them, but I'm sure that'll be gone quickly. (It's not surprising that hot radiator pipes would have a smell with fresh paint on them.)
This was worth every penny. Now we can start spending money adding things to the house, not just removing them.
