Jim has done work for me over many years. He has come out on Christmas Eve when my tenant had a heat problem and all the plumbing supply stores were closed. Jim had a great relationship with the plumbing supply owner who opened the shop and allowed him to get the parts he needed to repair the heat for my tenants. Christmas EVE!! I am so grateful for him for always answering my calls, always showing up at all hours of the day or night or holiday. He is incredibly fair on his prices and an overall honest and great guy and wonderful heat/plumbing guy! I did not want to write this because then he will get every more busy! Thank you Jim for your amazing help in the most stressful of situations, floods, no heat, you name it - thank you, thank you! So happy I found you!
Description of Work: no heat, flooding, broken main sewer pipes, leaking pipes, heat system repairs, you name it!

Work began in September 2008, with move-in early December and most work to be completed within a short period of time. There were endless delays. Jim Russo would take a vacation, then work was delayed because one of his guys was jailed for tagging someone's house and then another guy was unavailable for some similar problem. Work stalled while the plumber wouldn't return Jim's phone calls for weeks at a time. At one point, according to Jim, the air conditioning guy wouldn't return his phone calls for months so work stalled. Jim refused to acknowledge that, as the general contractor, he had responsibility to find someone else in that situation. Jim refused to take responsibility when he failed to shut off the water as promised and the radiators for the carriage house froze and broke; I had to pay for new electric heating. Ditto when his workmen created deep gouges in a floor that had remained free of such problems since 1890. His workmen stole my tools, including a new electric drill that had never been taken out of the box; Jim did not offer restitution. I paid for a large sheet of fine marble to make a bathroom vanity and leave me an extra piece of equal size. He installed it, scratched, dulled and cracked. He claimed its appearance was normal, but another contractor and an experienced decorator confirmed it wasn't. When I demanded the other piece I had paid for, he said it had been used to double the thickness of the vanity; an expert examined the vanity and refuted that lie. Then he said that actually the other piece had cracked and the supplier wasn't available because of financial problems. His air conditioning team installed units that were too small for the job, installed cheap ductwork that twisted and closed itself off, and installed ducts and returns that were pitifully inadequate. They saved a few dollars by not installing a required overflow valve and thereby caused a flood that required extensive drying, testing and restoration. They threaded wires in crazy ways that initially made restoring a ceiling impossible. Eventually the air conditioning contractor went bankrupt. Jim stalled in fixing the system until, under threat of a massive lawsuit (and after extensive and expensive review by an air conditioning contractor and a mechanical engineering firm showed the work to be incompetent), he finally completed the job to the mechanical engineer's specifications two years later--in December 2010--a few days before I sold the house.
Description of Work: I contracted for the renovation of an 1890 house. The core of the job was to install a new air conditioning and heating system, change old plumbing, modernize the hot water system, sand and stain all floors, paint the interior, and modernize two old bathrooms.
