With more than fifteen years of experience, we offer complete construction management and design/build solutions for our highly valued clients. We are licensed and carry complete insurance for all of our employees, including our specialty contractors and consultants. Over the years, our company has expanded along with the number of clients we serve. We now use state-of-the-art software technologies and web based tools to help our clients achieve their design goals. We offer our clients a variety of “green” options, which didn’t exist just a few years ago. This trend towards using eco-friendly materials will continue to advance rapidly. We help our clients understand their eco-friendly choices for any project. Additional issues we had with Ronen:* He said he was unable to have a spare key made for the lock he put on our bulkhead door. I was able to get one made at the first hardware store down the street.* Communication between him and his crew was not good. In one case, window trim had to be redone because of a lack of communication. We found ourselves having to manage the project instead of Ronen managing the project.* He was not available to stop by our building to discuss issues until 9:30 or 10 AM. However, when we were collecting bids he told us he couldn't meet with us in the morning because he was on job sites. Now that we were a job site, he still couldn't meet with us at a time that didn't require us to take time off from work.* Every decision we needed to make, many of them expenisve decisions, had to be made on the spot. He was not organized enough to foresee some of these decisions (like the drip edge), nor could he be flexible and have his crew work on something else. Everything felt very rushed and last minute, including obtaining the work permit.*He was resistant to our choices, even simple ones like the color of the plank, but also more costly decisions like using a $50 alumnum drip edge instead of a $4000 solution.*The project dragged along. Work didn't start until after 9 AM many mornings. The plank wasn't ordered ahead of time (despite our $11,000 deposit). What was supposed to be a 6 week project became a 10 week project. Yes, there were surprises under the old clapboard, but there was a lot of waiting around for the new siding to arrive and plenty of days that didn't start until after 9.*When we were dissatisfied with his flat rate quotes for additional work, he was very resistant to do it on time and materials.
To further elaborate, here is a letter we sent to Ronen:I am writing to voice our frustration about the verbal agreement for the work on the side of the house. First, you had assured us that by going with your flat fee for the replacement of the split boards you would put extra men on the job to make sure the work was completed by the weekend and the side would be covered with tar paper. You have not fulfilled this obligation: the 3rd floor has not been papered over. I pointed this out to the crew before they left in the evening and they claimed that there was not much likelihood of damage from rain due to the overhang. However, we agreed to the flat rate so that there would be no chance of damage from rain. If Sunday’s forecasted thunderstorm causes water damage because the facade was left exposed, we expect that you will take care of repairing the damage. Second, we are frustrated about experiencing another instance where there is a significant discrepancy between your estimate of how long an add-on change order will take, and what happens in reality. The first instance is that it took far less time and materials to do the fire-damaged wall than what was paid for. The second instance was with the drip edge. There is real frustration on our part about this. I understand that it is often difficult to estimate precisely how long it will take to do a job. That is why we have preferred to do these add-ons on a time and materials basis. I fully understand how the added burden of bookkeeping on your part and the timekeeping by your crew makes you reluctant to do work on a time and materials basis. Having said that, when you are unwilling to do things on a time and materials basis, we have to rely on and trust your estimates as to what direction to go. It seems as though your rough estimates (which would, supposedly, be what we might expect to incur on a time and materials basis) are very high, and your offer for what you would do the job at a flat rate, are still also high. I know that there is still work to be done next week on the change order job of dealing with the old wood on the Street side (for example, the window sills) that will take time, and that you spent time picking up materials and disposing of the old planking. And I now understand, following our recent phone conversation that you had to buy 16 sheets instead of 12 sheets of plywood. However, we are aware that plywood only costs $19.95/sheet and there are still two complete sheets downstairs. Even after taking all that into account, this still seems as though it will come significantly short of your rough estimates of the job for both the old wood, sills and insulation ($4300 plus $680) as well as what you offered as a flat rate ($3500 plus $500). It's frustrating to be encountering these discrepancies after we've voiced our concern before. Because your estimates and flat rates are far exceeding the actual cost of the work, presumably in part because you (understandably) do not want to take a loss, it would seem to be beneficial for all parties involved to do the work on a time and materials basis. We might come to trust your expertise more if the rough estimates are closer to the actual final cost, but, at this point, there is a strong desire by the condo association to do all future work on a time and materials basis. Third, when we are required to make decisions on the fly -- as what happened with both the repair of the weathered boards and again with the insulation on the Elm Street side -- we feel we are further left vulnerable to your estimates. For example, when you were on your way to the hardware store as we spoke
"We were hired by the Condominium Association of Jamaica Plain, a 4 unit 3 story building, to replace siding on 2 sides (rear and side) of the building. It was a difficult job site in that there was very limited room (approximately 27 inches in the rear with a 6 foot drop off and approximately 6 feet on the side with an existing garden scape & central AC unit) to set up pump staging, have materials delivered or a dumpster because there was no available space to put it. When the job was completed, all our staff was thanked for a job well done by members of the condo association so this report comes as a surprise. As with most projects, once we start removing existing materials, we are then faced with what lies underneath. Such was the case with this house. When we removed portions of the siding, we found extensive previous fire damage, rotted wood planks, rotted wood around windows & doorways. The “waiting around time” was spent replacing all the necessary wood to insure a siding job that will last for years. We focused on completing one side at a time, to not subject our workmen to any danger by moving staging around and not having it secure due to the space limitations. In ordering the plank for the color that was chosen, the manufacturer informed us the color was rarely used and would be a “special order” which would take more time to arrive. We did ask if the customers would be willing to change the color choice. We always use Hardie plank for siding, and usually give our customers the catalogue. At the time of this project all of our catalogs were with customers. Hence, we gave the condo association a different catalogue. Most companies use the same colors. As soon as we got another Hardie catalogue, we provided it to the association. Using an aluminum drip edge at the base of the siding is acceptable. Using a skirt to protect the foundation and the base of the siding from any water penetration is the more viable, longer lasting solution and is the manufacturer’s suggestion. This would have ensured the continuous quality of the siding. We always try to respect the neighbors of our project and due to the closeness to other buildings (3” on one side), we did try to avoid using our electric tools until 8:30am so as not to disturb the neighbors. As regards our pricing “scheme”- or flat rate charge is $50.00 per hour per worker which is reasonable. Mr. Handyman charges $ 135.00 per hour. Regarding the keys, we went to Home Depot, Lowe’s, and a Locksmith to get keys made for the bulkhead door. All 3 locations told us: “We can’t make those keys”. This is what we told the association. We might add- this was a project involving 4 owners of a condo association. If one of the owners is critiquing the work and constantly asking for changes- this slows the project down. It also makes it unclear if these requests are unanimous by all the owners. Approximately 4 weeks in to the project, 2 owners were pleased enough with our work to ask us to replace a couple of windows in their respective units. It is always challenging when finding surprises on a project. For both the homeowner and the contractor. Many times there is a lesser way to fix it or the building code way to fix it. We have always adhered to a standard of work affording the customer safety, the best quality materials and a long lasting solution. We always treat a customer’s home as if it was our own and to us that is the standard to adhere to at all times."
I initially hired BZ Construction to put black granite on the surface of my fireplace, because it had white stucco on the outside, and did not look very nice. When it came time to measure the fireplace, we discovered that whoever built the thing did a very poor job. When the stucco was removed we saw that underneath it the fireplace was crookedly build using 2x4s and drywall. It looked like it was built by a drunk carpenter; whats more, there was a big hole to the outside of the house next to the chimney. Needless to say my wife and I decided to and quot;fix it properlyand quot; since it was already half taken apart.
Luckily BZ Construction had several skilled carpenters who came in the next day and reframed the fireplace, and repaired the chimney. I was so impressed with the quality of this job that i decided to not wait and hired BZ to put in the in-wall medicine cabinet which they did without issues.
A few days later after the granite was sourced and cut, it was brought over and put on to the fireplace in 5 large slabs. Again the work was done well, and now my fireplace looks very nice.
Also: Ronin stopped by every day his workmen were here to make sure everything was going well. On one of those days he noticed that my gutter's drain pipe became disconnected near the roof (about 30 feet) and offered to bring a ladder and fix it, which he did the next day for free.
During the entire process Mr. Zangi kept us informed, and did not pressure us to upgrade the work being performed. His workers operated professionally and kept the work site clean and free of debris.
B Z Construction, are reliable, dependable, clean, polite, not the cheapest but you get what you pay for. They have done a ton of work on my house, re-built stairs outside, painting, repair and replacing doors, and are still doing more work. If they make a mistake they come right back and fix it, they are very honorable and I won't use anybody else as long as I live. I love them they are fantastic, and I highly recommend them.
