I will say she was fairly patient in the beginning, and she did show us many houses. She did not add much value, certainly not enough to warrant the commission the seller paid her. For example, we found many problems with houses we were shown on her own that she did not raise to our attention. Once in a while Mary was late to appointments (usually she was on time), where we would end up walking through almost the entire house before she arrived. That was after waiting 5 to 10 minutes to see if she would show up. She tried to push on us houses that we told her we did not like. She also was quite unresponsive to questions after the Purchase and Sale Agreement was signed, requiring multiple follow ups. She also was a bit lazy, not offering to do things and then other parties like attorneys suggesting she should do certain things typically as the buyer's realtor. Only after this did she then agree to do things. She also suggested we bid highly over market value on multiple occasions, which I think was an attempt to pad her commission. This was in excess of the current selling conditions, which I realize often led to houses selling for more than their asking price. In addition, she would bring what she called comparable sales to justify this ridiculous position that never once were similar in either the lot size or house size -- location was accurate. We ended up finding our own house because she was not helpful in us finding what we wanted. Unsurprisingly, she was quite good at getting the paperwork for offers completed.
