1) He built a flat roof without any drainage. After rain - I have puddle on the roof for up to 5 days, gallons of water. The man takes pride at his work and says 'I designed it that way'.
2) Electrical issues - those he is addressing as they come - but there are still more to fix. 3 separate issues with electricity since moving in. Flickering lights (fixed), etc.
3) Electrician 'forgot' to hook the AC to the electrical system - and the 'project manager' did not notice this.
3) Plumbing issues. About 6 mo into living in this house, we discovered that there is a plumbing issue underneath the bath tub and the water is now in the walls, ceiling, under floor, etc. He is addressing that now.
4) Installed new garage door into old frame where it did not fit well and screws has been flying off and the frame / the door bulging out place.
5) He glued pins to the railings of stairwells. I assume they should be more secure than attached just by glue. One of them detached just by routine use, and I am afraid that was not the only one that was attached by glue only.
6) The guys that he uses for plastering and painting do a second class job - pay attention to detail when you buy a property that he 'flipped'.
After living 6 mo in a house that he'd completed am very afraid about 'what comes next'?
Inexperienced guy that did a 'quick' job with - seems like throughout the house. The price that I paid was not 'for quick job' and I would advise you to really do a VERY thorough inspection of everything that he coordinated, finished for a major renovation project.
He is prompt, professional and nice, and could see the benefit in using him for a small project that you can manage personally, but be very careful having this guy 'run the show' for a major renovation. Serious corners are being cut.
I would definitely recommend him to anyone.
