Description of Work: I asked for an appraisal for a property for the year 2005. The house in question was built in either 1904 or 1914 depending on which town document you read. The house was purchased in 1992 for 80K. The house had the original wooden double hung windows, leaking cesspool, had not been painted in over 50 years, the upstairs bath was dated to the 1920's and had the original toilet, clawfoot tub, sink and subway tile coming apart on the floor, the wooden basement outside door had collapsed, the wooden carriage house's roof was compromised and the floor was dirt. Although the kitchen had been updated to the tune of 10k over the period from 1992 to 2005, nothing else positive had been done to the property. The house had been on the market for over 12 mos before it was sold for 80k. Mr Clancy appraised it using comps that were built in the 1980's and whose conditions were good to excellent using modern windows, working septic/modern bathrooms and in presentable modern condition.
