Chris was strongly recommended my agent. Although we know it is a conflict of interest, we still chose Chris. Not surprisingly, everything was great. Some minor issues were picked up. We moved in a month ago. Over the past months, I basically revealed new problems every single day, from water leak, electrical problem, AC not working, My neighbors were all curious why contractors trucks park on my driveway every day. I understand home inspector will not pick up every defects in the house, but clearly Chris missed several very obvious issues. In addition, Chris is not responsive. I did send him a few emails regarding the issues we found out. He only replied one after I called his office later. No response to my other inquiries. Later on, I just gave up and moved on.
We so wish we would select another independent inspector. So rule of thumb, never use the inspector recommended by your agent.
During inspection he tripped an outlet that controlled our refrigerator/freezer. He, along with both real estate agents, knew the outlet did not go back on and left our home anyway when we are out of town. No one thought to check if the fridge was connected to that outlet. Turns out it was and we lost the whole contents of it and come home to defrosted food all over our kitchen floor.
Even if it hadn't been it simply boggles the mind that an inspector could knowingly conduct an inspection leaving the home in worse condition than when it started. No mention of the non-working outlet was even mentioned.
The home has now closed and our own agent offered to compensate us, but this inspector refused to take any responsibility for leaving our home in worse condition than he found it.
The third time is hopefully the charm. Our inspection was done at 4 pm and we got the inspection report today around 9 am. I think they are fairly priced, he has been early both times we used the company, and he answered all questions and was not a jerk about it like other inspectors have been.
Hopefully we won't need another home inspection for YEARS but if we do, we feel confident to use Galeota again.
Galeota failed us and it has cost us tens of thousands of dollars.
On the day of inspection, Chris arrived early and already had taken many notes, etc. When we arrived he walked us through every element he had already inspected. He gave helpful tips regarding maintenance, etc and also explained how all of the systems in the home worked, steps to take if there is a problem, etc. -- all things that could help us be more self-sufficient home owners (instead of just calling the plumber as we usually do :). We definitely learned a lot and Chris was very pleasant to work with (which is important given the amount of time you spend with the inspector).
He spent about 3 hours at the home with us and gave us good guidelines for what should be fixed immediately and what we may want to do over time along with indications regarding what was a safety issue vs. cosmetic or inconvenience. The emailed report was very thorough and it arrived fast.
Would definitely use Chris Galeota again - he definitely made the inspection process stress-free.
